South End · Office space · Lease, buy or market
Looking for South End office space? Tell our commercial team your preferred area, business use, size, budget and occupancy date.
Amo Realty - Boston City Properties
This inquiry goes to our commercial team. It is not a lease application, reservation, financing approval or municipal permit request.
Include Tremont Street, Columbus Avenue, Washington Street between West Newton Street and Berkeley Street, or another exact South End address. Compare the actual entrance, usable area and staff or visitor journey. A historic neighborhood setting does not establish office availability or permission for your activity.
Ask our team about a specific address or your search criteria. Availability and terms need a current property-by-property check.
Compare before committing
For a new business, identify essential rooms, desks and visitor space before allowing for growth. Compare usable area and the whole cost. A smaller suite may fit, but it is not automatically the best option or easy to expand.
Ask about repairs, access hours, services and other occupants. Where appropriate, speak with existing tenants about day-to-day operations. Inspect the actual space rather than relying on its exterior or photographs.
Ask why the premises remain on the market and what work, cost or use issues need review. Discuss proposed rent, services and terms with the relevant parties. A longer marketing period does not guarantee a discount.
Class A, B and C labels can help organize an office search, but they do not establish a particular building’s condition or suitability. Compare the actual suite, elevators, heating and cooling, security, management, parking and internet service. Ask which services are included and which cost extra.
Ask for the quoted area, rent period, base rent and separate operating charges. Compare utilities, parking, repairs, improvements and deposits, not just the headline rent. Discuss the term, renewal, expansion and sublease terms with our commercial team and have your attorney review the proposed agreement.
If you expect to occupy the property for years, compare a purchase with leasing. Review financing, taxes, insurance, maintenance and required improvements with the appropriate professionals. Ownership does not guarantee lower costs, tax savings or appreciation; renting unused space to others also requires review of the property and agreement.
If you own an office suite, building or mixed-use property, send our team its address, floor area, current use, occupancy and your sale or leasing plans. We can discuss how to describe the premises and compare relevant properties. Do not treat an old asking price, regional vacancy figure or growth forecast as today’s value.
Before you sign or start work
Discuss the office with our commercial team. Ask your attorney to review the agreement, your lender about financing and the municipality about the approvals for your business. A location guide does not settle those property-specific questions.
Send the address or search area, business use, size, budget and timing.
