Understanding the classification

What is Class C office space?

Class C refers to functional office space competing at rents below the average for its local area.

Classification is relative to the local market. Compare the actual space rather than relying on the label alone.

Is it right for your business?

For a business that does not need an elaborate reception area or extensive shared amenities, a straightforward suite may fit the brief. The decision still depends on its condition, location and how much work is needed. A lower rent does not automatically make the space the less expensive choice.

What to check during a tour

Inspect the office you would occupy, not just a photograph or a class label. Ask about heating and cooling, electrical service, connectivity, restrooms and any elevator you need. Check the entrance and delivery route. Identify repairs and discuss who would complete them before you rely on a move-in date.

Compare the full cost

Put the proposed rent alongside the cost of preparing and operating the space. Ask what is included, what is charged separately and what work is your responsibility. Compare any required improvements and moving costs with other proposals. Avoid assuming a bargain from the asking rent alone.

Choose the location first

Tell us which Boston locations your business can use and which routes matter to employees, customers or deliveries. Inspect the exact address rather than assuming a neighborhood determines the building’s class. Check the accessibility and services your business needs at that property.

Check condition and proposed work

The category alone does not prove that a building is unsafe, poorly managed or a particular age. Review actual condition and maintenance arrangements. If work is proposed, ask for a clear description and completion schedule. Your intended use and any required approvals also need to be checked for the particular suite.

Compare other office classes

If improvements, operating expenses or the location undermine the saving, compare Class B proposals before deciding. If regular client visits or shared services are essential, include Class A in the search. The useful comparison is what each option delivers for your business.

Start with a clear office brief.

Send our commercial team the areas you are considering, your space requirements and your timing. We can discuss your search and the questions to take into a property comparison. Availability, asking rents and proposed lease terms must be checked for each space.
