Groton · Office space · Lease, buy or market
Looking for Groton office space? Tell our commercial team your preferred area, business use, size, budget and occupancy date.
Amo Realty - Boston City Properties
This inquiry goes to our commercial team. It is not a lease application, reservation, financing approval or municipal permit request.
Compare a Main Street or town-center address with other Groton locations against client visits, staff travel and your business use. If your business depends on local services or nearby industrial activity, identify that in your inquiry. A rural setting or an attractive main street does not establish demand for your company.
Ask our team about a specific address or your search criteria. Availability and terms need a current property-by-property check.
Compare before committing
List the rooms, privacy, meeting facilities, internet, storage and working hours you need. Ask whether any furnished workspace includes the services you expect. A shared office can mean different agreements; compare the details rather than only the label.
Check parking, the entrance and the journey from the places your staff and clients actually use. If a rail connection or proximity to another business matters, verify the route and current service separately. Local traffic is not a guaranteed source of customers.
If buying more space than you need, include the cost of vacant rooms and any shared services. Confirm the arrangements needed for another occupant. A mortgage and a tenant do not automatically make ownership cheaper or produce a steady surplus.
Class A, B and C labels can help organize an office search, but they do not establish a particular building’s condition or suitability. Compare the actual suite, elevators, heating and cooling, security, management, parking and internet service. Ask which services are included and which cost extra.
Ask for the quoted area, rent period, base rent and separate operating charges. Compare utilities, parking, repairs, improvements and deposits, not just the headline rent. Discuss the term, renewal, expansion and sublease terms with our commercial team and have your attorney review the proposed agreement.
If you expect to occupy the property for years, compare a purchase with leasing. Review financing, taxes, insurance, maintenance and required improvements with the appropriate professionals. Ownership does not guarantee lower costs, tax savings or appreciation; renting unused space to others also requires review of the property and agreement.
If you own an office suite, building or mixed-use property, send our team its address, floor area, current use, occupancy and your sale or leasing plans. We can discuss how to describe the premises and compare relevant properties. Do not treat an old asking price, regional vacancy figure or growth forecast as today’s value.
Before you sign or start work
Discuss the office with our commercial team. Ask your attorney to review the agreement, your lender about financing and the municipality about the approvals for your business. A location guide does not settle those property-specific questions.
Send the address or search area, business use, size, budget and timing.
