This inquiry goes to our commercial team. It is not a lease application, reservation, financing approval or municipal permit request.

Choose the location.
Inspect the actual office.

Compare Dedham Square, East Dedham and other addresses against your access and client needs. If a Route 1 location matters, check the actual entrance, parking and journey. A nearby shopping or residential area does not establish permission to run your business in a particular building.

Ask our team about a specific address or your search criteria. Availability and terms need a current property-by-property check.

Compare before committing

The office.
The agreement. The costs.

Put the payments and services in writing

Ask about deposits, initial rent, any fees and ongoing charges before budgeting. Document internet, parking, cleaning, lobby services and repairs. Do not assume a fixed number of months’ rent or the same facilities in every commercial lease.

Compare a suite with a converted building

An office condominium, conventional suite or converted house can offer different room layouts and obligations. Inspect the premises and establish the proposed use and alterations with the relevant authorities. A residential property beside a commercial area is not automatically an office.

Discuss your offering before setting a price

Owners can send the address, floor area, condition and proposed lease or sale terms to our commercial team. Compare competing premises and the cost of preparing the property. Marketing an office does not guarantee a tenant, buyer or price.

Compare the building, not just its class

Class A, B and C labels can help organize an office search, but they do not establish a particular building’s condition or suitability. Compare the actual suite, elevators, heating and cooling, security, management, parking and internet service. Ask which services are included and which cost extra.

Price the whole lease

Ask for the quoted area, rent period, base rent and separate operating charges. Compare utilities, parking, repairs, improvements and deposits, not just the headline rent. Discuss the term, renewal, expansion and sublease terms with our commercial team and have your attorney review the proposed agreement.

Consider buying without assuming a return

If you expect to occupy the property for years, compare a purchase with leasing. Review financing, taxes, insurance, maintenance and required improvements with the appropriate professionals. Ownership does not guarantee lower costs, tax savings or appreciation; renting unused space to others also requires review of the property and agreement.

Market your office property

If you own an office suite, building or mixed-use property, send our team its address, floor area, current use, occupancy and your sale or leasing plans. We can discuss how to describe the premises and compare relevant properties. Do not treat an old asking price, regional vacancy figure or growth forecast as today’s value.

Before you sign or start work

Your use.
The written terms. The approvals.

Discuss the office with our commercial team. Ask your attorney to review the agreement, your lender about financing and the municipality about the approvals for your business. A location guide does not settle those property-specific questions.

An office for your work.
A plan for your property.

Send the address or search area, business use, size, budget and timing.
