The former headquarters transaction
Boston City Properties reported in November 2020 that New Balance sold its former headquarters at 20 Guest Street for $72 million. The transaction concerned the older property, not the company’s newer headquarters building.
New Balance had moved in 2015 to a separate headquarters described as approximately 250,000 square feet. Keeping the buildings separate is important when following redevelopment and ownership around Boston Landing.
The surrounding Boston Landing setting
The account discussed Harvard Business Publishing, Major League Lacrosse and ButcherBox as occupants associated with the former headquarters at that time. It also situated the property near the Bruins’ and Celtics’ practice facilities and the Boston Landing commuter-rail stop.
A proposed venue accommodating approximately 3,500 people, including a track, was another part of the area’s development discussion. That proposal and the headquarters sale were different components of a changing district.
Questions for a property comparison
An office-property comparison here should distinguish the exact building, recorded floor area, access, occupancy and proposed work. Tenant names and plans reported in 2020 should not be taken as present lease information.
