Apartments on a former dealership site
A February 2020 Boston City Properties article reported a January groundbreaking for Breakwater at 254 Lynnway. The approximately 14-acre waterfront property had formerly been associated with Beacon-Bel Chevrolet. The report described a roughly $90 million redevelopment and 351 planned market-rate apartments.
Seawall improvements were part of the work, with a reported $1 million infrastructure grant from the Seaport Economic Council. The article named Callahan Construction Managers, Dolben and HDS Architecture among the project participants. Construction was expected to lead to leasing in March 2022, an anticipated date rather than confirmation of completion.
Other waterfront properties were separate
The account also surveyed Harbor98 at 98 Lynnway, proposals at 810 Lynnway and the former Garelick site at 626 Lynnway, and a larger redevelopment idea at 843 Lynnway. Each had its own site, scale and review position. They were not phases of Breakwater.
Together, the proposals illustrated interest in replacing older commercial and industrial uses with housing and mixed uses along the waterfront. A separate contemporary article gave a different Breakwater unit count, so the 351 figure is retained specifically as this February report’s description, not a verified current building total.
