The Fort Point office sale
The July 2015 Boston City Properties article, citing Suffolk County property records, reported Beacon Capital Partners’ $100 million sale of a 251,000-square-foot office property at 10–20 Channel Center Street in Fort Point. It described the purchasing entity as affiliated with Callahan Capital Properties and Ivanhoe Cambridge.
The source identified Callahan as a Chicago-based real estate investment firm and Ivanhoe Cambridge as the real estate investment and development arm of Canadian pension-fund manager Caisse de dépôt et placement du Québec. It said their joint office portfolio covered 11 million square feet in cities including New York, Chicago, Seattle and Denver. These are the relationships and portfolio figures described in 2015, not a current corporate-structure review.
Earlier transactions and tenants
The article said Beacon bought a group of Channel Center, Midway and A Street properties for $40.5 million roughly 15 years earlier, sold the Channel Center property for $21.5 million in March 2007, and repurchased the developed 10–20 Channel Center office building for $62 million in 2013. The transactions have different stated scopes, so their prices alone do not establish the seller’s profit.
Cengage Learning and Rue La La were listed as tenants at the time. No new building plans were reported. This archive does not confirm current ownership, tenants, availability or subsequent redevelopment.
