This inquiry goes to our commercial team. It is not a lease application, reservation, financing approval or municipal permit request.

Choose the location.
Inspect the actual office.

Start with the part of Billerica that serves your employees and visitors, then compare the property itself. A smaller office, a larger commercial building and a development site need different reviews. Planning material can help you understand a location, but it is not a list of ready-to-occupy offices.

Ask our team about a specific address or your search criteria. Availability and terms need a current property-by-property check.

Compare before committing

The office.
The agreement. The costs.

Choose the layout for your business

Explain whether you need a few private offices, an open workspace, meeting rooms or offices combined with another use. Check visitor access, parking, services and the work needed for occupation. If you host clients or vendors, compare nearby meeting, dining and everyday services as well as the suite. Do not treat a townwide neighborhood description as evidence of a particular building’s features.

Read the lease beyond the rent

Ask for the quoted area, rent period, deposit, service charges and repair responsibilities. Discuss any insurance requirements with your insurer and the proposed agreement with your attorney. A fixed lease term does not mean every occupancy cost stays fixed, and a general guide cannot settle the insurance terms for your business.

Distinguish existing offices from proposed development

Ask for the current status of the property you are considering. A proposed development or a planning initiative is not an available office suite. If you need a whole building, land or space for growth, compare its inspections, fit-out and approval needs separately from those of an existing small office.

Compare the building, not just its class

Class A, B and C labels can help organize an office search, but they do not establish a particular building’s condition or suitability. Compare the actual suite, elevators, heating and cooling, security, management, parking and internet service. Ask which services are included and which cost extra.

Price the whole lease

Ask for the quoted area, rent period, base rent and separate operating charges. Compare utilities, parking, repairs, improvements and deposits, not just the headline rent. Discuss the term, renewal, expansion and sublease terms with our commercial team and have your attorney review the proposed agreement.

Consider buying without assuming a return

If you expect to occupy the property for years, compare a purchase with leasing. Review financing, taxes, insurance, maintenance and required improvements with the appropriate professionals. Ownership does not guarantee lower costs, tax savings or appreciation; renting unused space to others also requires review of the property and agreement.

Market your office property

If you own an office suite, building or mixed-use property, send our team its address, floor area, current use, occupancy and your sale or leasing plans. We can discuss how to describe the premises and compare relevant properties. Do not treat an old asking price, regional vacancy figure or growth forecast as today’s value.

Before you sign or start work

Your use.
The written terms. The approvals.

Discuss the office with our commercial team. Ask your attorney to review the agreement, your lender about financing and the municipality about the approvals for your business. A location guide does not settle those property-specific questions.

An office for your work.
A plan for your property.

Send the address or search area, business use, size, budget and timing.
