This inquiry goes to our commercial team. It is not a lease application, reservation, financing approval or municipal permit request.

Choose the location.
Inspect the actual office.

Beverly offers different settings for an office search. Compare downtown locations around Cabot Street and Rantoul Street with a campus such as Cummings Center according to the actual premises, visitor access and services. A campus name or a city development plan is not confirmation that a suite is available.

Ask our team about a specific address or your search criteria. Availability and terms need a current property-by-property check.

Compare before committing

The office.
The agreement. The costs.

Compare downtown with a campus location

Decide whether your business needs a street-facing entrance, meeting rooms, visitor parking or space within a larger complex. At a campus property, ask how guests find the suite, which facilities are shared and whether any services cost extra. At a downtown address, check the building entrance and realistic parking arrangements.

Check the route your team will use

Tell us where employees and clients will travel from and whether station access matters. Compare the route from the actual office to the relevant station or main road. A general North Shore location does not establish walking distance to rail, an easy commute or a particular travel time. If your work involves boats, marinas or frequent visits to other coastal communities, compare those specific journeys before choosing an office.

Plan the term and expansion together

Compare the initial lease term, renewal, rent changes and potential expansion at the property you are considering. If you buy more space than you need and hope to lease out part of it, review the layout, access and terms separately. Renting surplus floor area is not guaranteed income.

Compare the building, not just its class

Class A, B and C labels can help organize an office search, but they do not establish a particular building’s condition or suitability. Compare the actual suite, elevators, heating and cooling, security, management, parking and internet service. Ask which services are included and which cost extra.

Price the whole lease

Ask for the quoted area, rent period, base rent and separate operating charges. Compare utilities, parking, repairs, improvements and deposits, not just the headline rent. Discuss the term, renewal, expansion and sublease terms with our commercial team and have your attorney review the proposed agreement.

Consider buying without assuming a return

If you expect to occupy the property for years, compare a purchase with leasing. Review financing, taxes, insurance, maintenance and required improvements with the appropriate professionals. Ownership does not guarantee lower costs, tax savings or appreciation; renting unused space to others also requires review of the property and agreement.

Market your office property

If you own an office suite, building or mixed-use property, send our team its address, floor area, current use, occupancy and your sale or leasing plans. We can discuss how to describe the premises and compare relevant properties. Do not treat an old asking price, regional vacancy figure or growth forecast as today’s value.

Before you sign or start work

Your use.
The written terms. The approvals.

Discuss the office with our commercial team. Ask your attorney to review the agreement, your lender about financing and the municipality about the approvals for your business. A location guide does not settle those property-specific questions.

An office for your work.
A plan for your property.

Send the address or search area, business use, size, budget and timing.
