This inquiry goes to our commercial team. It is not a lease application, reservation, financing approval or municipal permit request.

Choose the location.
Inspect the actual office.

Andover’s 2023 comprehensive plan discusses downtown, Shawsheen Village and its business and industrial districts separately. Use that distinction to narrow your search; a plan or a broad market description does not determine the price, permissions or condition of a specific property.

Ask our team about a specific address or your search criteria. Availability and terms need a current property-by-property check.

Compare before committing

The office.
The agreement. The costs.

Compare the business district with downtown

Compare highway-oriented commercial areas with the town center and Shawsheen Village. Compare the actual route to your proposed office, parking, deliveries and visitor access. Do not use residential neighborhood price rankings as evidence of an office’s asking rent.

Distinguish office, medical and industrial needs

A straightforward office, a medical practice and a building combining offices with manufacturing need different layouts and services. Explain the work you intend to do and ask the town about the address and use. A flexible floor plan or an industrial designation is not blanket approval for every operation.

Check the arrangements for unused space

If you plan to sublet or lease out part of an owned building, explain that plan at the start of your search. Ask about the physical separation, access, services and proposed terms before treating surplus floor area as potential income. Compare a whole-building purchase or land search separately from a small suite.

Compare the building, not just its class

Class A, B and C labels can help organize an office search, but they do not establish a particular building’s condition or suitability. Compare the actual suite, elevators, heating and cooling, security, management, parking and internet service. Ask which services are included and which cost extra.

Price the whole lease

Ask for the quoted area, rent period, base rent and separate operating charges. Compare utilities, parking, repairs, improvements and deposits, not just the headline rent. Discuss the term, renewal, expansion and sublease terms with our commercial team and have your attorney review the proposed agreement.

Consider buying without assuming a return

If you expect to occupy the property for years, compare a purchase with leasing. Review financing, taxes, insurance, maintenance and required improvements with the appropriate professionals. Ownership does not guarantee lower costs, tax savings or appreciation; renting unused space to others also requires review of the property and agreement.

Market your office property

If you own an office suite, building or mixed-use property, send our team its address, floor area, current use, occupancy and your sale or leasing plans. We can discuss how to describe the premises and compare relevant properties. Do not treat an old asking price, regional vacancy figure or growth forecast as today’s value.

Before you sign or start work

Your use.
The written terms. The approvals.

Discuss the office with our commercial team. Ask your attorney to review the agreement, your lender about financing and the municipality about the approvals for your business. A location guide does not settle those property-specific questions.

An office for your work.
A plan for your property.

Send the address or search area, business use, size, budget and timing.
