This inquiry goes to our commercial team. It is not a lease application, reservation, financing approval or municipal permit request.

Start with the location.
Check the actual space.

Waltham is a city. Compare Main Street, Moody Street, Charles Street, Newton Street, Bear Hill Road, Lexington Street, Totten Pond Road or another verified address by the exact unit. The old guide spelled Totten Pond Road incorrectly; verify the formal address in property records.

This is a commercial-property guide, not a live list of available units. Ask our team about a specific address or your search criteria.

The premises.
The agreement. The costs.

Former auto, office and research premises

An auto bay, laboratory, warehouse and customer-facing shop need different reviews. Check entrance, usable floor area, basement, loading, services, fit-out and parking rights. Waltham’s Planning Department points zoning and permit administration to the Building Department; general project information is not approval for your premises.

Charles Street, Main Street and Newton Street examples

The old guide named 260 Charles Street using an unverified “Howard Clock Building” label, 1017–1019 Main Street as former auto premises, and 145 Newton Street as warehouse space. Confirm formal address and municipality before treating each as Waltham stock. They are historical examples, not current offers; inspect bay, floor, storage, kitchen and restroom requirements individually.

Bear Hill Road, Lexington Street and Totten Pond Road

Historical references at 335 Bear Hill Road, 840–880 Lexington Street and 460 Totten Pond Road contrasted research/flexible premises, a shopping-center setting and larger office configurations. They do not establish shop availability or approved retail conversion. Separate an individual suite from anchors, common facilities and the whole building.

Fifth Avenue, Moody Street and Summer Street

The source used 200 Fifth Avenue, 376–390 Moody Street, 765–771 Main Street, 337–357 Moody Street and 25 Summer Street. These are historical examples. Check the actual floor, windows, customer entrance, parking and storage; below-grade storage is not automatically usable sales floor. Old annual and monthly rates need a new written quote.

Wyman Street and earlier development reports

The original discussed 404 Wyman Street, mixed-use plans near Moody/Main Streets and Stony Brook / Turner Street properties. Historic research-office features, environmental-certification descriptions, housing totals and a 2018 transaction do not establish present certification, completed commercial suites or a unit offered now. Verify the current property and project records.

Corporate news and your search requirements

Alkermes, Tesaro, Simpson Gumpertz & Heger, Bose and ClearMotion appeared in older business-expansion news. Those reports are not proof of current tenancies or shop demand. Tell our team the address or area, business use, floor area, budget, fit-out and timing; ask about actual properties and appointments rather than relying on appreciation or instant-viewing promises.

Lease costs and responsibilities

Request a written breakdown of base rent, taxes, insurance, utilities, maintenance and shared charges. Clarify annual versus monthly figures, rentable area, estimates and adjustments. Gross, net, modified and percentage lease labels do not replace the agreement or settle responsibility for larger repairs.

Buying while retaining operating funds

Compare financing, taxes, insurance, condition, repairs and opening work with the complete lease proposal. Retain money for stock and operations. Ownership does not guarantee appreciation, tax savings, fixed total costs or permission for alterations. Ask your lender about your actual business and property, not a universal credit-score or trading-history rule.

Term, fit-out and a later move

Ask about possession, deposits, building work, rent changes, renewal, assignment, subletting and exit conditions. Clarify who performs and pays for repairs. Leasing does not automatically provide free repairs or flexible relocation, and a fixed break-even rule does not decide whether buying suits your business.

The property and local review

Use the linked local resource as background, not approval for the premises. Ask the municipality about the actual business, signs and work. Nearby housing, employment and historic market statistics do not establish an available unit or expected shop sales.

Owners: offering a lease or sale

Send our commercial team the address, current use, floor area, condition, occupancy, existing commitments and timing. We can discuss property information, pricing, marketing and negotiations. Include leases and actual income and expenses for an occupied property; do not rely on a generic return forecast or promise of a quick transaction.

Before you sign or start work

Your use.
The written terms. The approvals.

Discuss the property with our commercial team. Ask your attorney to review the agreement, your lender about financing and the municipality about the approvals for your business. A general location guide does not settle those property-specific questions.
