The Town of Mashpee’s 2025–2030 Housing Production Plan places the Stratford Pond condominium community off Route 130 near Cotuit. The town’s recreation chapter also names Stratford Ponds Condominium. Use the actual unit address to identify the home you are considering.
Before you choose a home
Share the listing and floor plan for the home you are considering. Check how the living space, stairs, entrances and storage would work for you. Ask which parking and outdoor areas are part of the unit and which are shared.
Request the documents describing responsibility for the roof, siding, windows, decks and other exterior features. Compare those duties with the association’s maintenance records and planned work. A condo fee alone does not tell you which repairs would be your responsibility.
Ask for the current condo fee, assessments, financial records and insurance information. If shared recreation facilities matter to you, verify their current condition, access terms and any separate charges. Do not assume an older description of the community establishes what comes with the particular home today.
Use the condo’s address to compare the travel you expect for work, errands or visits. Tell Amo Realty whether you are buying for year-round or seasonal use. If you may rent the home later, request the current written rental restrictions before relying on that option.
