Before comparing parcels
If proximity to a station or commercial street matters, identify that location preference. Compare the parcel’s entrance, existing improvements and services with the proposed footprint and outside space.
Your proposed project
For retail, service businesses or offices, describe each intended activity and its parking or delivery needs. Check the actual property records before assuming a building could accommodate several uses.
Request the survey and available property documents. Ask where the parcel ends, how it can be accessed and whether easements or restrictions affect your plan. Find out what records describe water, wastewater, electricity and other connections; nearby services do not establish a connection to this lot.
Ask for available site, inspection and environmental records. Discuss the ground, drainage, existing improvements and past activities with qualified advisers. Vacant land and a redevelopment property can raise different questions; neither description proves that the site is ready for construction.
Compare the land price with the survey, investigations, design, financing, site work, utility connections and construction your plan may require. Review the actual records and transaction terms with your lender and advisers rather than relying on an estimated return or an assumed approval.
