Buying a new construction condo in Boston?

Tell Amo Realty - Boston City Properties which Boston project or neighborhood you are considering. Ask about proposed, under-construction or completed condos, and the information you need before making a purchase decision.

Ask about a Boston new construction condo

Include your preferred neighborhoods, minimum and maximum purchase price, desired bedrooms and intended move date. If you already have a project in mind, send its name, address or listing link. Tell us whether you would live in the condo or buy it as an investment.

Ask for the available project information, floor plans, proposed finishes and current sale status. This form contacts our brokerage; it does not reserve a unit or confirm a development’s approval or completion date.

Your details & message

Start with the project’s actual stage

Is the development proposed, under construction or ready for occupancy? Ask which units are being offered, what documentation is available and which dates are estimates rather than commitments.

Have a particular project in mind, such as The Point in Fenway? Share its name and address so our team knows which property you mean. A project name alone does not establish that condos are currently for sale.

Compare the whole purchase cost

Ask for the asking price, deposit schedule, estimated condo fee, parking charges, taxes and any separate upgrade costs. Compare the total with completed condos that would also meet your needs.

If an incentive or discount is offered, ask for the terms in writing. An early purchase does not guarantee a below-market price, immediate equity or a profitable resale.

Read the contract before committing

Ask your attorney about the purchase agreement, deposit protection, completion deadlines and what happens if the project changes or is delayed. Ask what conditions apply to financing, cancellation and any proposed assignment to another buyer.

Do not assume you can sell your contract before closing. Ask which transfers are allowed, what approvals or fees apply and whether your financing terms fit the project’s schedule.

Check the floor plan, finishes and warranty

Ask which features are included and which cost extra, when selections must be made and whether substitutions are allowed. Review the actual floor plan, approximate room dimensions and any parking or storage rights.

Ask what inspection and walkthrough opportunities are available. Get the warranty terms, exclusions, claim process and responsible party in writing instead of assuming a standard period applies.

Buying to rent out the condo?

Before treating a new condo as a rental investment, ask about the condo documents, leasing restrictions, likely ownership costs and the records available to evaluate the purchase. An advertised rent is not a guarantee of your future income.

Looking to rent rather than buy?

Use our apartment-rental inquiry for a rental search. Include your monthly budget, desired bedrooms, preferred neighborhoods and move-in date so our rental team can discuss the appropriate options.

Marketing a new development?

If you own or represent a development, tell us the address, project stage, unit mix and whether you need sales or rental marketing help. Use our development-marketing inquiry to discuss that work separately from a buyer’s search.
