This inquiry goes to our commercial team. It is not an application, reservation, service activation, financing approval or municipal permit request.

Buying a building is not leasing an office suite.

Identify the whole property or ownership interest you want, the space your business needs and any existing tenancy. Tell us whether you prefer Downtown, Back Bay, Seaport, Cambridge or another location. Ask our team to check properties against your occupancy or investment requirements.

Send our team the address or search criteria. Availability and terms need a current check for the specific premises or service.

Requirements, terms
and the full cost.

Use building classes as a starting point

Class A, B and C are market descriptions, not inspection results. Compare the actual systems, access, layout, services and work required. Ask what supports a classification rather than assuming it settles condition or suitability.

Review tenants and the written leases

For an occupied building, establish which spaces are leased, lease terms, renewal provisions, deposits and obligations. Separate current contractual income from assumptions about future rent, vacancies or replacement tenants. A long lease does not eliminate business or payment risk.

Account for repairs and continuing costs

Ask your advisers to assess building condition, repair needs, operating expenses, insurance, financing and reserves. Ownership can involve work outside tenants’ usual office hours. Review income forecasts and vacancy assumptions for the specific purchase.

Check your own occupancy or conversion plan

Confirm what space can be delivered and when. If you plan to occupy only part, alter the layout or pursue another use, review existing agreements and the property-specific requirements before relying on that plan.

Get the specific agreement

Distinguish the purchase price from financing, transaction costs, ongoing operations and future work. Compare the exact ownership interest and possession arrangements. Ask your attorney, lender and other advisers about the documents and assumptions that matter to the property you are considering.
