This inquiry goes to our commercial team. It is not a lease application, reservation, financing approval or municipal permit request.

Start with the location.
Check the actual space.

Newton is a city with distinct village centers. Compare Newton Centre, Newton Highlands, West Newton, Nonantum, Auburndale, Upper Falls, Lower Falls, Waban, Oak Hill or another verified city address by the actual premises. A village’s residential prices do not decide whether a shop fits your business.

This is a commercial-property guide, not a live list of available units. Ask our team about a specific address or your search criteria.

Compare before committing

The premises.
The agreement. The costs.

The village, the unit and customer access

Compare a ground-floor storefront, office suite, reused industrial building and whole-building purchase separately. Check entrances, services, signs, loading, storage and required work. Flexible interiors do not establish permission for every business or guaranteed growth.

Boylston Street, Riverview Avenue and Watertown Street

The earlier guide described 373 and 345 Boylston Street, 237 Riverview Avenue and 989–1001 Watertown Street. These historical examples contrasted storefronts, elevated suites, drive-in bays and older interiors. They are not current offers. Check the exact village, entrance, services, usable floor area and permitted use.

Needham Street and Rumford Avenue

Historical descriptions at 110 and 118 Needham Street and 134 Rumford Avenue discussed restored buildings, basement storage and larger commercial suites. They do not establish present condition, included facilities or fit-out services. Confirm which areas and rights belong to the proposed tenancy.

Union Street, Beacon Street and California Street

The earlier guide described 73–107 Union Street, 1158 Beacon Street and 230–232 California Street, with contrasting storefront, parking and signage arrangements. Historic rents, sizes and transit-distance claims are not current quotes or access guarantees. Inspect the actual customer route and shared parking rights.

Saw Mill Brook Parkway, Pleasant Street and Centre Street

Historical examples at 667 Saw Mill Brook Parkway, 23 Pleasant Street and 1330 Centre Street discussed counters, booths, smaller suites and larger buildings. A former restaurant or salon layout does not establish permission for a new business. Check the unit’s services, usable shop area and required work.

Washington Street and the Orr block

The earlier guide reported corridor redesign ideas, an Orr block proposal, residential units and possible commuter-rail improvements. These are historical planning reports, not proof of completed projects, additional retail stock or current transport service. Use current city project records when evaluating a specific proposal.

Housing prices and the Farwell Building report

The earlier guide described homes at 72 Highland Street and 74 Ober Road and a February 2018 financing report for a memory-care project at the former Farwell Building. Residential prices and a care project do not establish retail returns or offered shop suites. The guide’s speculation about future commercial space is not confirmed inventory.

Village choices, size and viewing arrangements

Compare the particular address in Newton Centre, Newton Highlands, West Newton, Nonantum, Auburndale, Lower Falls, Upper Falls, Waban or Oak Hill against your use, floor area and complete costs. Tell our team the budget, timing, access and fit-out needs. Historic building-class rents and growth forecasts do not guarantee a bargain, instant viewing or a quick lease.

Lease costs and responsibilities

Request a written breakdown of base rent, taxes, insurance, utilities, maintenance and shared charges. Clarify annual versus monthly figures, rentable area, estimates and adjustments. Gross, net and modified lease labels do not replace the agreement or settle responsibility for larger repairs.

Buying while retaining operating funds

Compare financing, taxes, insurance, condition, repairs and opening work with the complete lease proposal. Retain money for stock and operations. Ownership does not guarantee appreciation, tax savings, fixed total costs or permission for alterations. Ask your lender about your actual business and property, not a universal credit-score or trading-history rule.

Term, fit-out and a later move

Ask about possession, deposits, building work, rent changes, renewal, assignment, subletting and exit conditions. Clarify who performs and pays for repairs. Leasing does not automatically provide free repairs or flexible relocation, and a fixed break-even rule does not decide whether buying suits your business.

The property and local review

Use the linked local resource as background, not approval for the premises. Ask the municipality about the actual business, signs and work. Nearby housing, employment and historic market statistics do not establish an available unit or expected shop sales.

Owners: offering a lease or sale

Send our commercial team the address, current use, floor area, condition, occupancy, existing commitments and timing. We can discuss property information, pricing, marketing and negotiations. Include leases and actual income and expenses for an occupied property; do not rely on a generic return forecast or promise of a quick transaction.

Before you sign or start work

Your use.
The written terms. The approvals.

Discuss the property with our commercial team. Ask your attorney to review the agreement, your lender about financing and the municipality about the approvals for your business. A general location guide does not settle those property-specific questions.

A space for your business.
A plan for your property.

Send the address or search area, business use, size, budget and timing.
