Start with the address and type of investment

Looking for a rental condo or another residential investment near the Longwood Medical Area? Tell Amo Realty your budget, timing, preferred streets and whether you want an occupied property or a home that needs work.

“Near Longwood” can describe different addresses in surrounding neighborhoods. Check the actual walk, transit route and building entrance for each property rather than assuming a district-wide commute.

Compare income, expenses and condition

Ask for the property’s leases, rent records and operating expenses, along with information about repairs, shared building costs and work planned for the property.

Discuss comparable sales and rental examples for similar homes. Nearby medical institutions do not guarantee tenant demand, occupancy or returns for an individual purchase; the seller’s figures need supporting documents.

If you are looking for an apartment to rent

A tenant looking for a home near work or study has a different request from an investor buying property. Share your move-in date, bedrooms, budget and parking or pet requirements with our rental team.

Ask about the actual home’s availability and lease terms through Amo Realty. Do not use the old guide’s 2015 rents, worker counts or visitor counts as proof that an apartment is open or priced a particular way.

Mosaic and Olmsted Place: earlier residential examples

The earlier Longwood guide discussed Mosaic Boston on the Riverway on Fenwood Road and the Olmsted Place apartment community. It described layouts, shared facilities and an earlier Olmsted Place purchase announcement.

Those accounts are historical examples, not listings offered here. Confirm the precise building and unit, ownership documents or lease, parking and facilities; any affordable units have their own eligibility and application requirements.

Hospital projects are neighborhood context

The guide’s 2017 development coverage included patient-care construction at the Brookline Avenue and Francis Street area and Boston Children’s Hospital work on Shattuck Street. It described proposed clinical facilities, a pedestrian bridge and garage work.

The construction dates and project details belong to that earlier account. Hospital facilities are not residential investment properties or apartments offered for lease, and the old schedules do not establish their current project status.

College housing is not unrestricted apartment inventory

The earlier guide also described Emmanuel College’s proposed replacement residence hall, with an anticipated 2018 opening and apartment-style student layouts.

A college residence is not an ordinary apartment offered to every renter. If your request concerns housing near a campus, tell Amo Realty that you are seeking a separate rental and describe the requirements of your search.

Use dated information carefully

Our earlier market discussion used 2015 sales and rents and a 2017 overview. Those figures are not current comparable sales, a valuation for your property or a promise of above-market returns.

If tax-exchange planning or specialist analysis is relevant, discuss it with the appropriate advisers alongside your agent. This page provides property questions and a brokerage contact, not tax advice or a determination of exchange eligibility.
