Compare investment properties by address

Looking to buy a rental condo or multifamily property in Fenway? Tell Amo Realty your budget, timing and the streets or buildings you are considering. Include whether you want an occupied property, a renovation project or a different type of purchase.

East Fenway, West Fenway, Kenmore Square and Audubon Circle are useful starting points, but the actual address matters. Compare the building entrance, floor plan, condition and transport route rather than assuming every home has the same setting.

Check the evidence behind rental income

Ask for the leases, rent records, vacancy history and operating expenses for the property you are evaluating. Discuss maintenance needs and likely work with the appropriate professionals.

Compare similar homes before relying on a proposed asking rent or resale value. The older guide’s renter percentages, 2015 rents and 2017 sales figures describe earlier coverage; they do not predict your property’s income or return.

Separate a tenant inquiry from an investment purchase

If you want to rent a Fenway apartment to live in, contact our rental team with your move-in date, monthly budget, bedrooms and parking or pet requirements.

A rental-building profile is not a condo-sales listing. For a purchase, send the sale listing or unit address; for a lease, ask about the apartment’s current availability and terms.

Harlo, Pierce Boston and Symphony Court: earlier coverage

Our 2017 reporting described Harlo’s opening on Boylston Street and plans for Pierce Boston to open in 2018. It discussed layouts, common facilities and earlier asking prices.

Symphony Court also appeared as an example of a converted residential building. These descriptions do not establish a unit for sale or rent today; check the actual home, included facilities and ownership or lease documents.

Landmark Center and office or lab space

The earlier guide described a change in plans for Landmark Center, including more office and laboratory space, retail space and a public park under the 401 Park Drive name. That was historical development coverage.

If you want to buy or lease commercial space, tell Amo Realty your business use, required size and timing. Review the particular building’s systems, permitted use, proposed work and terms rather than treating an old project plan as available space.

Other historical hotel and development proposals

The 2017 account also discussed proposed hotels on Boylston Street and near Beacon Street and Commonwealth Avenue. Wider-city examples included the Government Center Garage and the West End’s Garden Garage.

Those references explain the earlier development discussion; they are not a current list of Fenway investment opportunities. A proposal, a construction schedule and a property offered for purchase are different things.

Fenway Park and the surroundings

The old coverage recorded 2017 changes at Fenway Park, including a tavern area, video-board work and a rooftop event space. They belong to the neighborhood’s historical account, not the amenities of a nearby apartment.

For a property comparison, visit the specific street and consider game-day and evening activity, access and the route to work or transit. Do not transfer venue facilities or event services to a residential listing.

Discuss your purchase and any exchange plans

Ask Amo Realty about the properties you want to compare and the documents you need for the purchase. If an exchange is part of your plans, tell the agent and your tax and legal advisers early.

This guide does not determine exchange eligibility, deadlines or tax treatment. Agree on each professional’s role and the proposed brokerage services; neither an inquiry nor a historical market report guarantees an investment outcome.
