Ask what the attendant actually does

A building described as having a doorman, concierge or attendant may offer a different combination of services from another property. Start with the actual home and building: ask who staffs the desk, when they are present and which tasks fall within their responsibilities.

Tell Amo Realty - Boston City Properties whether you want to buy or rent and which services matter to your routine. The label alone does not establish round-the-clock coverage, an available unit, a particular level of security or included assistance.

Entry, visitors and security procedures

Ask how residents, guests and service workers enter, how visitors are checked and how staff contact you before granting access. Discuss the entrances, corridors, elevators and parking areas relevant to the home.

An attendant or camera system is not a guarantee against loss or unwanted entry. Ask about actual procedures, how concerns are reported and what happens when the desk is unstaffed. Do not assume the staff can provide personal protection or monitor every area.

Packages, mail and dry cleaning

Ask whether the building receives parcels, accepts signatures, handles dry-cleaning deliveries or holds mail, and how collection works. Include any needs involving oversized items, sensitive documents or deliveries when you are away.

Check storage limits, staff hours, responsibility for items and any fees. An advertised package service does not establish that every delivery can be accepted or that belongings are insured or kept indefinitely.

Repairs and access for workers

If technicians or other workers need to reach the home, ask about appointments, access permissions, key handling and coordination with maintenance staff. For planned alterations, clarify the building and ownership or lease approvals needed before arranging work.

Concierge assistance and property maintenance are different services. An attendant’s ability to relay a request does not guarantee completion, authorize a contractor to enter or replace the relevant repair or approval process.

Luggage, doors and everyday assistance

Describe any help that would matter to you, such as managing luggage, groceries, carts or door access. Ask whether staff provide it, where items can be left temporarily and what arrangements would be needed.

Do not assume that staff can hold keys, store valuables, provide personal care or check on a resident. Ask directly about the actual responsibilities and privacy arrangements, especially if dependable assistance is part of your housing requirements.

Transportation, parking and reservations

A more extensive concierge service may advertise transportation arrangements, parking guidance, restaurant reservations, meal orders or appointments. Ask which of these are offered at the specific property and whether outside providers are involved.

Confirm charges and limits rather than treating the services as included benefits. A concierge description does not establish a parking right, guaranteed reservation or the availability of a particular provider.

Problems, lockouts and communication

Ask how a resident reports an outage, spill, lost key or other building concern, and who responds when staff are absent. Find out whether the desk relays updates and which contact path is used for maintenance.

If you need a particular communication method or access arrangement, describe it in the property conversation. The general presence of staff does not confirm a response time, access to a replacement key or the assistance available in an emergency.

Staffing, costs and the property visit

Compare the actual staffing schedule, services and any separate fees when visiting buildings. Ask about changes in coverage across the day and how facilities or services are funded through rent, association charges or other arrangements.

For buying, bring the exact address or unit, budget, timing and building-document questions. For renting, share lease dates, rental budget and the services you need with our rental team. A conversation can help identify the right questions; it does not certify an attended-building inventory or reserve a home.
