Look closely at how the Dedham home is arranged.

Bedroom, laundry and work space

If you need two, three or four bedrooms, use that requirement to narrow the listings, then check the actual floor plan. Notice which level holds each bedroom and the laundry, how often you would use the stairs and whether a living area can accommodate your home office.

Built-in bookshelves, a dining cabinet, extra storage or a dormered room can be useful, but check dimensions and usable space in person. Ask what fixtures and appliances are included in the sale rather than assuming they come with the home.

Deck, porch and property condition

When a listing shows a deck or three-season porch, ask who owns and maintains it and how you may use it. Check basement moisture, drainage, heating and cooling equipment, wiring and the condition of exterior features during your due diligence. A remodeled interior or a named drainage system does not prove the whole property is free of problems.

For a newer home or builder promotion, ask for the written terms, what is included, any optional upgrades and the expected closing arrangements. Review those details with your attorney before treating an advertised incentive as a benefit you will receive.

What does the association cover?

Ask whether association charges apply and request the documents for that home. Check whether sewer, trash, grounds, a pool or other shared facilities are included, separately charged or unavailable. Verify the rules for parking, pets, outdoor changes and any rental plans.

If the home is part of a condominium, confirm which repairs fall to the unit owner and which belong to the association. Nearby facilities shown in marketing photos are not necessarily included amenities.

Dedham and nearby destinations

If you are comparing Dedham with Needham, Westwood or Canton, tell our team where you need to be each day and your preferred travel times. Compare the exact home-to-destination trip, parking and errands. Do not assume every address has the same highway access or a fixed travel time into Boston.

Plan for costs and an offer

Build your budget around the mortgage payment, property taxes, insurance, any association charges, utilities and maintenance—not the purchase price alone. Ask what an association fee covers and whether planned work or an assessment could add to your costs. Your lender and attorney can help review financing and the documents for the particular home.

The CFPB home-purchase budget guide explains expenses to include alongside the price.

Ask our buying team about current comparable sales and a viewing. Discuss inspections, financing, contingencies and the closing date with the professionals representing you. A property’s asking price or an old down-payment average does not establish your financing terms or guarantee that an offer will be accepted.

Talk through a Dedham townhome purchase.

Send our buying team the listing or address, budget, room needs and timing. Ask about the home’s status, a viewing, comparable sales and preparing an offer. An inquiry does not reserve a property, submit an offer or approve financing.
