This inquiry goes to our commercial team. It is not a lease application, reservation, financing approval or municipal permit request.

Choose the location.
Inspect the premises.

Cape Cod is a regional search, not one town. Include the municipality and specific village or address—for example, Hyannis in Barnstable, or premises in Dennis, Yarmouth, Falmouth, Orleans, Provincetown or Wellfleet. Tell us whether the operation is seasonal or year-round.

Ask our team about a specific address or your search criteria. Availability and terms need a current property-by-property check.

If your search is for land, a multifamily investment or an operating business, say so. Buying a business is not the same transaction as leasing or buying its premises.

Compare before committing

The premises.
The agreement. The costs.

Hospitality premises or an operating business

A motel, restaurant, shop, owner’s residence, equipment and inventory can involve separate interests and documents. Specify what you want to lease or buy. Compare the real estate with the business transaction, existing leases, condition and continuing expenses; old sales descriptions do not guarantee income.

Office membership and specialized fit-out

The earlier guide discussed CapeSpace on Independence Drive and VentureHyannis on Main Street. These are historical references, not current membership packages. Compare private, shared and virtual workspace, meeting access and services. A former medical office or nursery does not establish approval for a new practice or childcare operation.

Storefront, storage and customer access

Check ground-floor versus upper-floor entry, display frontage, basement storage, signs, parking and deliveries. A seasonal customer pattern calls for a different operating plan from year-round trade, but neither guarantees demand. Compare the actual lease costs and opening requirements.

Planning history and the actual municipality

The earlier March 2017 Davis Straits discussion concerned Falmouth planning and flood-related questions, not a present approval for a property. Ask the municipality which adopted documents apply to the parcel. Nantucket is a separate island location and is not included as a Cape Cod property here.

Researching an earlier property advertisement?

Our earlier Cape Cod guide discussed these premises. These are historical references, not a current list of properties for sale or lease:

  • Olde Tavern Motel and Inn on Route 6A in Orleans
  • Cranberry Square Plaza in South Dennis
  • South Yarmouth Main Street snack-bar example
  • CapeSpace on Independence Drive in Hyannis
  • VentureHyannis on Main Street
  • School Street medical-office and Main Street retail examples in Hyannis
  • Route 28 storefront example in West Dennis
  • 18 Center Street, Hyannis
  • 489 Bearses Way, Hyannis

Send our team the address and the business use you have in mind. The old asking price, tenant, floor plan or lease term needs a current check.

Compare the full commitment

For a lease, compare the term, rent quotation and billing period, deposits, services, fit-out and additional charges. For a purchase, distinguish business occupancy from an income investment and review condition, title, existing leases, financing and continuing costs. An occupied building or extra unit does not guarantee income or immediate possession.

Before you sign or start work

Your use.
The written terms. The approvals.

Discuss the premises with our commercial team. Ask your attorney to review the agreement, your advisers about financing, costs and insurance and the municipality about the approvals for your business. A location guide does not settle those property-specific questions.

A space for your work.
A clear next step.

Send the address or search area, business use, size, budget and timing.
