Renting at Birchwood Pointe
Birchwood Pointe is an Amesbury condominium community whose original guide expressly discusses leasing as well as purchasing. Rentals are individually offered, so availability is not a continuous building-wide inventory.
The guide describes one- and two-bedroom homes. Compare the offered apartment’s floor, layout and renovations rather than using details from an old sold-unit example.

- Shared pool and outdoor areas
Layouts and renovations
Open living and dining spaces with breakfast-bar kitchens are described in the guide. Cabinetry, counters, flooring and bathroom updates differ according to each owner’s renovations.
Ask for current photos and dimensions, especially if you need a larger bedroom or a defined work area. Features of the older example units are not guaranteed elsewhere.
Pool, parking and rental costs
The source lists a pool, picnic space, bicycle racks and resident or visitor parking. Confirm current amenity access and the parking allocation for the individual rental.
Ask which utilities the lease includes and what pet or move-in rules apply. An owner’s condo fee does not by itself establish the renter’s monthly costs.
Amesbury location and community services
The original guide places Birchwood Pointe near Point Shore and the Merrimack River, off Route 110 between I-95 and I-495. One passage instead says Route 2; that conflicts with the guide’s repeated Route 110 description and should not be used for directions.
It describes nearly 130 condominium homes, professional management, resident and visitor parking, a pool, bicycle racks and a picnic area. Historical association-fee inclusions were heat, hot water, water, common-area and exterior maintenance, landscaping, snow removal, trash removal and single-stream recycling. Confirm the current budget and services; a rental lease may allocate costs differently.
Historical examples, not available listings
The guide uses unit 303 as a one-bedroom, top-floor corner example with an open living/dining/kitchen arrangement, granite counters, a breakfast bar, tile backsplash, marble kitchen flooring, cherry hardwood elsewhere and a renovated bathroom. It also describes walk-in and built-in storage and courtyard views. These details apply to that older example, not all homes.
A two-bedroom/one-bath example, unit 102, was described as exceeding 1,000 square feet. Verify current floor areas and condition. The source discusses buying and leasing and historically says dogs were not allowed; confirm today’s association and owner rules. Old prices, sold-unit values and claims of low vacancy or rapid sales are not current offers.
