Description
Although it's still in the earliest stages of development, 171 Tremont Street is among the most highly anticipated--and, for many, controversial--new luxury towers in the city. As always, Boston City Properties has been keeping tabs on this project and will keep you in the loop every step of the way.
What makes 171 Tremont Street so controversial? Its proposed height is raising concerns for many. Originally, the developers--Swiss investor Maurice Dabbah in conjunction with Center Court Boston, LLC--wanted to build a 31-unit building that would soar 355 feet into the sky. However, because it is located at Tremont and Avery Streets directly across from Boston Common, locals immediately protested due to concerns about the shadows such a building could cast on the area.
The proposed building at 171 Tremont Street will be a boutique, luxury condo development. The plan is to make it a so-called "skinny tower," an idea which may be inspired by the skyrocketing popularity of such buildings over in New York City. Such towers have very small footprints, and each level typically contains a single unit. Highly desired by the fabulously wealthy, such condos offer 360-degree views of the city. Therefore, residents of 171 Tremont Street would be guaranteed amazing views of the Common, the Theater District and outlying areas.
In response to complaints about the initially released plans, which called for a building that would stand at 355 feet, developers dropped the height to 255 feet and reduced the number of units to 19. The proposed building would have 20 stories, so each unit would, indeed, have panoramic views of the surrounding area. Even with the reduced height, however, many are still balking at the idea of such a tall building directly alongside the Common.
The property on which the proposed luxury condo building will stand current contains a 17,000-square-foot office building, which actually extends from 171 to 172 Tremont Street. Very few details are known about the proposed deal. So far, all Boston City Properties and the world at large has to go on is a letter of intent that was filed back in December 2014. The amended plans were announced by the developer since then.
Although it may be awhile before anything is available for purchase at 171 Tremont, there's little doubt that demand will be high. The building will almost certainly sell out completely long before the dust has settled. Therefore, if you are interested in potentially purchasing a condo in what's sure to be one of the most luxurious developments in the entire city, you're going to want to keep tabs on the progress of this building. You can do that by checking in regularly with Boston City Properties.
No details regarding amenities have been released just yet, but it appears that the development at 171 Tremont will have 28 underground parking spaces. Given its boutique, luxury style, the building will most certainly have a 24/7 doorman, concierge services, a fitness center and other prime amenities. Check back with Boston City Properties often to learn new developments as they are released.
