Amo Realty - Boston City Properties
This inquiry goes to our commercial team. It is not a lease application, reservation, financing approval or town permit request.
Compare Route 37, Forbes Road and the South Shore Plaza area by the actual unit, entrance and customer journey. Highway proximity does not establish easy access to a storefront. Braintree’s September 2023 planning discussion identifies commercial areas including Forbes Road and South Shore Plaza; it does not establish current vacancies or permission for your business.
This is a commercial-property guide, not a live list of available units. Ask our team about a specific address or your search criteria.
Compare before committing
Visit at the hours you expect customers and deliveries. Compare the route from parking, signage visibility, loading and adjoining uses. Ask for property-specific traffic information when exposure matters. Being beside an anchor store or a major road does not guarantee customers or sales.
Ask whether an advertised amount is per square foot per year, per month or a total monthly charge. Obtain the actual rentable area and additional expenses. Compare the complete proposal, not an old regional average or a residential asking rent. Historical market figures do not establish the price of a current Braintree unit.
Request the written allocation of taxes, insurance, maintenance, utilities and shared charges. Clarify estimates, adjustments and responsibility for larger repairs. Single-, double- and triple-net labels are a starting point for questions, not a complete statement of your obligations.
Compare deposits, building work, rent increases, renewal rights, assignment and exit terms. Ask when possession and any landlord work would be completed. A longer agreement may offer stability but also a larger commitment; a shorter term does not automatically make expansion or relocation inexpensive.
Include financing, taxes, insurance, condition, repairs and money needed for business operations. Compare these with the complete lease proposal. Ownership is not a promise of appreciation, fixed total expenses or permission for all alterations. Discuss financing and tax questions with the appropriate advisers.
Check the proposed use, services, access, construction timetable and approvals for the particular address. A ground-floor unit beneath apartments can have different delivery, noise and operating constraints from a standalone shop. A reported development is not an available retail offer.
The earlier property guide reported the replacement of a Sheraton on Forbes Road with a Residence Inn in August 2017. Keep that history separate from a current search: ask what premises are actually offered, how customers enter and which uses are permitted now. No hotel-adjacent retail vacancy is established here.
The earlier guide described Landing 53 as a project begun in April 2016 combining apartments with commercial space. It also discussed another mixed-use development at the Braintree–Weymouth boundary. Confirm the municipality, address and particular commercial unit before comparing an offer; these historical references are not present leasing announcements.
The earlier guide discussed Primark at South Shore Plaza and possible reuse of a Logan Express parcel associated with Massport. Those reports do not establish current expansion plans, available units or approval for your project. Ask for current property documents rather than relying on an old development forecast.
Send the address, current use, building and lot areas, condition, occupancy and tenant commitments. Explain your preferred timing and whether you want to lease, sell or compare both. Our commercial team can discuss pricing, marketing and negotiations without promising future demand or a completed transaction.
Before you sign or start work
Discuss the property with our commercial team. Ask your attorney to review the agreement, your lender about financing and the municipality about the approvals for your business. A general location guide does not settle those property-specific questions.
Send the address or search area, business use, size, budget and timing.
