A proposed campus beside the Red Line
Boston City Properties reported an earlier FoxRock Properties proposal for land just south of the Quincy Center Red Line station. FRP Quincy Development LLC presented a plan with a 20-story tower and a 490-space parking garage. The article heading used “SwitchPort,” while its body called the project “SwitchPoint Quincy.”
The reported plan placed a 150,000-square-foot office building at the south end of the site and a tower with 125 hotel rooms and 200 apartments at the north end. Separate hotel and residential entrances, ground-floor retail totaling about 17,000 square feet and a garage between the buildings were part of the proposal.
The site and the approvals
The account identified parking lots at 37R and 86 Parkingway, across from Stop & Shop’s corporate headquarters. It described a roughly 117,000-square-foot parcel bounded by the MBTA tracks, General McConville Way, Granite Street and General Dunford Drive.
Two approvals were described: a certificate of consistency for the overall project and a special permit for the 20-story structure. The article said Quincy Center Zoning District 15 allowed 15 stories by right and 20 by special permit at that time. These are historical planning details, not current permission to develop the land.
The land agreement and the planned timetable
The report connected the proposal to a June 2019 land disposition agreement between Quincy and FoxRock. It described acquisition of part of the Ross Lot and a buyout of the city’s right of reverter at the former Quincy Medical Center site, with a reported $4.25 million payment to the city.
Construction was then anticipated for spring 2022, with completion targeted for early 2024. The account said the Planning Board had not voted at the meeting it covered and expected further discussion on November 10. It does not establish that either date was met or that any of the proposed spaces are available now.
