The closure announced at One Seaport

Boston City Properties reported that Kerasotes ShowPlace Icon and landlord WS Development announced the permanent closure of the theater at 60 Seaport Boulevard in a March 15 statement. The account attributed the closure to the financial effects of the coronavirus pandemic.

The theater had opened at One Seaport in 2018. The article described approximately 44,000 square feet, ten auditoriums, a full-service restaurant and bar, adults-only screenings and upscale concessions.

Shutdowns and a quieter district

The report explained that the theater closed during the early-2020 shutdowns and briefly reopened when restrictions eased, including screenings for the Boston Film Festival. It also described reduced activity around One Seaport as workers and visitors stayed away.

Capacity restrictions were another pressure. The article described a later reopening allowance of 40% capacity with a maximum of 50 people, but those were period-specific rules—not instructions for attending a theater now.

How other theaters adapted

The Brattle Theatre and Coolidge Corner Theatre were described as offering virtual screenings, with the Coolidge also organizing online film discussions and seminars. These programs helped maintain contact with audiences while normal screenings were disrupted.

The report also mentioned PPP loans used by the Somerville and Capitol Theatres, ice-cream sales, memberships, gift cards and donations. It contrasted those efforts with AMC’s reported $917 million fundraising. The article records the different responses without certifying the present operating status of any venue.

Reading the closure as real-estate history

A specialty tenant’s closure can leave questions about reuse, build-out and how its former space relates to the surrounding development. The ShowPlace account provides context for One Seaport during the pandemic, not a current advertisement for the former theater space.

The original article anticipated broader reopening as vaccinations progressed. That expectation is part of its historical outlook; current attendance, property availability and tenant use require a separate, up-to-date check.
