A parking lot proposed for commercial development

Boston City Properties reported in March 2020 on L3 Capital’s February 19 filing for 149–155 Newbury Street. The proposal would replace a surface parking lot with a five-story, approximately 65-foot office and retail building called The Aubrey.

The account described retail on the lower levels and offices above. It reported a $40 million land acquisition in 2019 and a roughly 14,504-square-foot parcel. Those historical transaction and design figures are not a current land valuation or an offered development site.

The name and the review context

The proposed name referred to the former Hotel Aubry apartment building, which the article dated to 1883 and described as demolished in 1958. The different Aubry and Aubrey spellings belonged to the historical building and the new proposal respectively.

CBT Architects’ design was being considered through Back Bay architectural review. The proposed building would return a long-used parking lot to built commercial space at Newbury and Dartmouth streets. That review stage did not itself establish a construction start or office and retail space available to lease.
