A new plan for a Back Bay site
A December 2020 Boston City Properties article described Skanska’s plans for 380 Stuart Street after a reported $177 million acquisition from John Hancock. The developer announced the purchase on December 4 and proposed replacing the existing approximately 144,000-square-foot building.
The new scheme called for a 27-story office tower of about 625,000 square feet, with retail and parking. It differed from an earlier design for the property, illustrating how a site’s proposal can change when ownership and project planning change.
Design goals during an uncertain office market
The tower was intended to pursue LEED Platinum. That was a sustainability target in the proposal, not a certification already earned. The article also described additional approval work as part of bringing the new design forward.
The announcement arrived amid the pandemic’s disruption of office demand. Contemporary vacancy figures and recovery predictions provided context, but they did not establish that the tower would be fully leased or completed on a particular schedule. This historical account is a development proposal, not a current office-space offer.
