A letter of intent in Fenway

An earlier Boston City Properties report described IQHQ’s March 5 letter of intent for 109 Brookline Avenue beside Fenway Park in Boston. The address’s street name is distinct from the town of Brookline.

The account described an existing 285,000-square-foot laboratory-office building and a proposed replacement of approximately 250,000 square feet. The letter of intent set out a project idea at that stage.

Connections and separate sites

The account discussed a possible connection with 20 Overland Street, while saying no specific development plan for that property was then in place. It also referred to Fenway Center’s separate air-rights construction over the Massachusetts Turnpike.

IQHQ’s acquisition and projects in Alewife and North Andover supplied regional context. Developments by other owners remained separate properties and proposals.

What an actual lab inquiry would need

Describe the address, research activity, required area, systems, equipment, staff space and purchase or lease preference. Ask which plans, services and condition information can be reviewed for the particular premises.

Have structure, ventilation, power, permissions, costs and occupancy timing assessed for the particular premises. Ask Amo Realty - Boston City Properties about current property information and proposed arrangements.
