A tower above an active station
Boston City Properties reported in January 2020 that construction was expected to begin on a long-planned tower above South Station. Hines was identified as the lead developer, and the account described an $870 million construction loan closed in late December.
The first phase called for a 51-story, 678-foot tower, including approximately 768,000 square feet of offices with condominiums above. The anticipated construction period was four years. Those were plans and expectations at the time, not verification of the eventual completion or occupancy date.
Keeping rail operations separate from construction
The developer’s proposed sequence began near the far end of the station platforms. A podium and foundation system would support the tower above the rail facility. The article presented that arrangement as a way to limit disruption, not a guarantee that passenger routes would never change.
Later phases were described as adding a hotel and more residential space. The account also recalled the project’s long planning history, including earlier Tufts University involvement and subsequent changes to its participants. Those phases and historical ownership arrangements should not be combined into a current listing or a promise about train service.
