An anchor lease above the Massachusetts Turnpike
Boston City Properties reported in February 2020 that CarGurus had signed a December 19, 2019 lease for approximately 273,000 square feet at 1001 Boylston Street. The planned office space spanned floors 10 through 20 of the Parcel 12 air-rights development associated with Samuels & Associates.
The office commitment helped move the mixed-use project toward construction. This was the 1001 Boylston site, not the separate 1000 Boylston proposal across the area. Similar street numbers do not make the two development histories interchangeable.
Base rent was not the entire cost
The article described a 15-year lease with initial base rent around $65 per square foot and annual increases of $1.30 per square foot. It also called the agreement triple-net and discussed property taxes and upkeep expenses borne by the tenant. A base-rent number therefore could not be compared directly with another quoted office rent without considering its expense basis.
The account included delivery and lease-start expectations, but its date descriptions were not fully consistent. They should not be read as proof of the eventual occupancy date. The reported terms explain the historical transaction; they are not a current office quote or a promise that comparable space is available on the same terms.
