The former power-plant site
An earlier Boston City Properties account reported approval of a redevelopment proposal for the former Edison Power Plant at 776 Summer Street, at Summer and East First Streets in South Boston. It named Hilco Redevelopment Partners and Redgate Capital Partners as the development partners and described a site acquired from Exelon in April 2016.
The account described a plant built in 1898, decommissioned in 2006 and later used during periods of high electricity demand. Cleanup and earlier review formed part of the site’s redevelopment history.
Reuse, housing and commercial plans
The plans called for reuse of four turbine halls and restoration of an original brick structure associated with 1903. A food hall, arts activity and a waterfront plaza were among the proposed ways to connect the former industrial buildings with a public-facing district.
The proposal included 636 homes, a 240-room hotel, mixed-use space and 5.7 acres of open community space. These were the elements envisioned for the former industrial site.
Community, transport and phases
The account discussed neighborhood meetings, affordable housing, transit contributions and linkage payments. It described 101 homes intended to be affordable and proposed improvements to City Point transport.
A 10- to 15-year phased buildout was envisioned, with a January 15 approval date cited in the earlier report. For a property question now, identify the actual site, home or premises and transaction; obtain current project, condition and environmental information separately from that historical plan.
