The proposal at 533 Washington Street

The July 2015 article described a letter of intent filed with the Boston Redevelopment Authority by Rafi Properties LLC for a 30-story, 305-foot tower at 533 Washington Street in Downtown Crossing. It placed the 3,648-square-foot parcel between Suffolk University’s Modern Theatre and the Boston Opera House, at the former Felt nightclub and pool hall site.

The reported plan put 94 homes on the top 26 floors, with restaurants and collaborative workspaces on the first four. ADD Inc./Stantec was identified as the architect. The source said the existing four-story facade would be retained beneath a zinc-and-glass tower. These were proposed design details, not an approved final design or completion record.

The surrounding construction discussed in 2015

The article mentioned nearby Millennium Tower as a 60-story mixed-use project under construction with 442 homes. Its broader expectation of nearly 600 new neighborhood homes within a year or two was a forecast in the original report. That timetable does not establish how many homes were completed or when.
