The Fenway site
The account described IQHQ’s proposed redevelopment of 109 Brookline Avenue in Fenway, together with 21–27 Burlington Avenue and Burlington Alley. It connected the plan to an existing property at 20 Overland Street.
These parcels form the specific proposal discussed in the article. They should not be merged with separate Fenway Center air-rights plans or other IQHQ projects elsewhere in Massachusetts.
Acquisition and existing use
The report stated that IQHQ acquired the property from Equity Commonwealth for approximately $270 million in April 2020. It described an existing building dating to 1915 and renovated in 2000.
Dana-Farber, Beth Israel, Boston Children’s Hospital and Toast were among the occupants named in the historical account. The reported occupancy level and tenant names are not a current tenant directory.
The laboratory and retail proposal
A letter of intent was dated March 8, 2021, followed by a project notification filing on April 30, 2021. The proposed ten-story building contained approximately 250,000 square feet, largely offices, laboratories and research-and-development space, with a smaller retail component.
Approximately 230 parking spaces on four below-grade levels were discussed. Building services, loading, laboratory infrastructure and the relationship to surrounding streets are separate design questions from the total floor area.
Forecasts and other projects
The article anticipated a 2022 start, a shell completed in 2024 and interiors in 2025. Its construction-job, permanent-job and tax-revenue figures were projections, not a report that those outcomes had occurred.
The account also mentioned Fenway Center and IQHQ activity in North Andover and Alewife. Those references supply regional context, not additional parcels in the Brookline Avenue proposal.
Comparing a redevelopment plan
A proposed life-science project combines land assembly, building design, infrastructure and tenant-use considerations. Review a particular parcel’s filings and actual approved plans separately from an early announcement.
The report is useful for understanding the direction of Fenway’s office and laboratory discussions in 2021. It does not offer laboratory space, certify present construction status or establish permission for a different building.
