Asking-price differences among neighborhoods
The October 2017 account cited NeighborhoodX figures placing Assembly Square at an average asking price of about $827 per square foot. It compared that figure with Davis Square at $635 and Spring Hill at $534.
Additional reported averages were $481 in Winter Hill, $441 in Powder House, $432 in East Somerville and $368 in Ten Hills. These figures described the listings used in that comparison, not verified prices paid in completed sales.
The ranges also mattered
The report included a range within each neighborhood, illustrating that an average did not describe every home. Differences in property type, condition and the group of listings could affect a per-square-foot comparison.
Assembly Row’s housing, retail and redevelopment were part of the discussion about Assembly Square. A new development phase did not mean the neighborhood itself had no earlier history.
Sales and rental observations were distinct
The archive also discussed a May 2017 rent comparison for Somerville, with separate studio, one-bedroom and two-bedroom figures. Those rental observations were not a direct valuation of a condominium for sale.
The article records a 2017 asking-price snapshot and a development discussion. It does not promise appreciation, establish a present sale price or prove that one neighborhood is the best choice for a particular buyer or tenant.
