Housing beside a theater institution
Boston City Properties reported in January 2018 that the BPDA had approved an apartment tower proposal at 252, 258 and 264 Huntington Avenue on December 14, 2017. The site was near Symphony Hall and the Huntington Theatre, connecting a major housing proposal with the future of an established cultural venue.
The approved design described in the article called for a 32-story, 362-foot tower with 426 rental apartments, approximately 405,500 square feet of total space and 7,500 square feet for retail or restaurant uses. The housing mix included studios and one- and two-bedroom apartments. Plans also identified 114 resident parking spaces.
The theater was a separate part of the plan
The account traced the theater building to 1925 and described its long association with Boston University and the Huntington theater company. The development proposal paired the new tower with renovation of the existing theater rather than treating the theater as vacant land to be erased.
Proposed theater improvements included an additional performance and multipurpose space, accessibility work and preservation of distinctive facade details. The article discussed renovation funding and a long-term tenancy arrangement as part of the historical deal; those statements are not confirmation of current lease terms or operating schedules.
Design goals and anticipated timing
The tower was intended to pursue LEED Silver, a design goal rather than proof of certification. Construction and theater reopening dates in the account were forecasts. Together, the housing and theater plans show how a large residential project could be tied to cultural preservation, but the January 2018 report does not verify subsequent delivery or current rental offerings.
