New construction around an existing warehouse

Boston City Properties reported in July 2019 that ground had broken on June 3 for 100 Shawmut Avenue in the South End. The Davis Companies’ approximately $170 million condominium project was designed to incorporate an existing six-story brick warehouse into a taller, 13-story development.

The account described 138 condominiums and approximately 232,000 square feet at 100 Shawmut. The Architectural Team was associated with the building design, EMBARC with interiors and Copley Wolff with landscape work. Shared terraces and rooftop spaces were part of the plans, not confirmation that every residence would have a private roof deck.

Three sites, different partners

The condominium project was part of a broader plan approved in July 2018. At 50 Herald Street, the Chinese Consolidated Benevolent Association’s site was associated with 313 planned apartments. The account described a $15 million contribution to a city-managed escrow for affordable housing and an income-restricted component at that building.

At 120 Shawmut, the Boston Chinese Evangelical Church sought an expansion for worship and other activities together with 84 housing units. The church and the association had different properties and objectives; neither should be treated as another name for The Davis Companies.

The historical plans had moving totals

The report discussed rental homes, ownership homes and community uses across the three sites. Its component counts did not reconcile neatly with every overall total it quoted, and the earlier 2018 account used a different condominium count. The individual proposals should not be added into an unverified combined total.

Fall 2020 was an anticipated completion period for 100 Shawmut in the article. Construction-era financing, amenity plans and delivery expectations are historical details, not current condo offerings or proof of the later status of the other two sites.
