Foreclosure starts did not fall year over year
The June 2015 article’s URL and headline suggested foreclosure starts were down. Its figures instead showed an increase: it attributed 958 Massachusetts foreclosure petitions in April 2015 to the Warren Group, compared with 740 in April 2014, a reported rise of 29.5%. The distinction is between a smaller rate of increase and fewer petitions.
The article called that percentage increase the smallest since February 2014. This archive has not independently checked the intervening monthly series; it preserves that statement as the source’s characterization, not a freshly verified trend.
Year-to-date petitions and completed foreclosures
For the year through April, the source reported 3,552 petitions in 2015 versus 2,203 a year earlier, described as a 61% increase. It also reported 352 foreclosure deeds in April 2015 compared with 229 in April 2014, a 53.7% rise. Petitions and deeds are different measures and should not be added as a single count of homes.
The original article interpreted slowing growth as promising for the market. Its figures alone do not establish that homes were cleared from the market, that a particular property was available or that buyers or investors would benefit.
