Residential use within an older industrial campus
The October 2017 account described residential construction at Hood Park, a 20-acre Charlestown campus associated with the former industrial property. At 480 Rutherford Avenue, the revised plan called for 177 apartments rather than the office use previously contemplated for that phase.
The apartments were described as studios and one- and two-bedroom homes, including 23 affordable units. Those were project-plan figures, not evidence of current vacancies or an application opportunity.
A change within the master plan
The archive contrasted the residential phase with an earlier master plan focused on commercial buildings and parking. Ground-floor retail, a courtyard, bicycle storage and indoor recreation space were among the proposed features.
Retail totals were given with slightly different rounding in the account. The broader campus program and this individual building were also different scopes, so their areas and building counts should not be combined as a single phase.
Connections and neighborhood concerns
Rutherford Avenue crossings, pedestrian access and the relationship with Sullivan Square were recurring concerns. A site’s proximity to transportation did not by itself settle the quality of the walk or traffic effects of the project.
The article discussed an anticipated 2018 completion and referred to the separate Bunker Hill redevelopment as neighborhood context. Those were historical plans. They do not confirm delivery, eligibility for an affordable home or the present amenities of any Hood Park residence.
