Boston City Properties' November 2017 article reported $205 million in financing for The District Burlington, an office and retail development between Burlington Mall and Lahey Hospital & Medical Center. It described a 13-building, 1.3-million-square-foot cluster near I-95 in the Burlington/Woburn area.
The financing and office plans
The article reported a seven-year, fixed-rate loan placed through a life insurance company that it did not name. It said the development was 85 percent leased to more than 40 regional, national and international tenants. Its explanation that demand was contributing to higher rents was a historical assessment, not evidence of today's rents.
The report discussed workspaces ranging from 1,000 to 200,000 square feet, 80,000 square feet of new office space, and furnished, open-plan pop-up offices of about 3,000 square feet. It also described plans for 350 additional parking spaces and an expansion of 700 District Avenue. The original wording does not verify which plans were subsequently completed.
Restaurants and retail described at the time
The article described a 30,000-square-foot retail development anchored by Island Creek Oyster Bar, Tuscan Kitchen & Market and TD Bank. Other named businesses included Pressed Café, Rebecca's Café and Tavern on the Square. It characterized Island Creek Oyster Bar and Pressed Café as New England businesses serving locally grown food; no sourcing verification accompanied that description.
Feng Shui was described as the final restaurant addition, occupying more than 5,000 square feet opposite Pressed Café. Reported seating was 195 indoors and 40 on a patio, with private or semi-private rooms for groups from 20 to more than 100. These historical capacities do not establish a restaurant's current operation or event availability.
Hotel, wellness and outdoor features
The article named a Marriott hotel, an OMMM yoga and meditation space, a fitness center, the Building 700 roof deck with a bar and fire pit, Life-Cycle Studio and Pure Barre. It described the Marriott's whirlpool, indoor and outdoor pools, fitness center and Chopps American Bar & Grill terrace for meals and private events.
Life-Cycle Studio was described as offering cycling and yoga for employees and the public, with bikes, lockers, showers and towels. Other reported features included Pocket Park, Vine Brook and Waterfall Overlook, trails, bike sharing and a shuttle to Alewife Station.
The report highlighted lobby daylight through a curtain-wall system, a planted wall and three-dimensional LED-illuminated street signs, building identifications and tenant directories. The planted-wall description did not provide measured evidence for its broad air-quality claim.
