Like many neighborhoods in Boston, South Boston has been experiencing a renaissance of sorts over the last few years. New housing developments are being built there at a rapid clip, but none are enjoying the fanfare that's being directed at Washington Village. Poised to transform Southie's Andrew Square, the new mixed-use development will buck the luxury housing trend by catering mostly to middle-income residents. A percentage of the condos and apartments that will make up the development will also be reserved as affordable housing. The developer of the new project, DJ Properties, LLC, filed plans with the Boston Redevelopment Agency in August. Those plans have received a tentative approval, but the developer is still waiting for the green light before actually commencing. However, it appears likely that everything will move forward as planned. The ambitious project will be the largest new housing development in the city in a very long time. Situated on a five-acre site between Old Colony and Dorchester Avenues, the 894,600-square-foot development will include nine separate buildings housing condos, apartments and retail and commercial space.

Since this project is still in its infancy, a projected completion date has not been announced. However, the developer has stated that they hope to have everything finished sometime in 2021. They have brought on board Cambridge-based architect Prellwitz Chilinski Associates to design the nine buildings, and they have a well-respected landscape architect firm working on the grounds as well. Indeed, the new project will transform the appearance of this part of Southie, which is currently dominated by low-slung car repair shops, laundries and other mom-and-pop establishments. In addition to including 44,500 square feet of open space, the project will bring new plazas, streets and walkways to this corner of South Boston.

First proposed in the spring of 2015, the new project at Andrew Square will include a total of 686 housing units. We have heard that 408 of these will be sold as condos while the rest will be apartments. 110 units are being earmarked as affordable housing, and the rest are supposed to suit middle-income folks. Unlike so many other ambitious mixed-use projects in the city, this one isn't being touted as a luxury development. Rather, it is designed to bring reasonably priced housing to a neighborhood that desperately needs it.

Recently, the developer released more specific information about the buildings that will make up Washington Village. Most of the buildings will stand between 38 and 70 feet tall, but one is expected to be 278 feet tall and another is supposed to be 214 feet tall. Already, some locals are complaining about the taller proposed buildings. According to the developer, these buildings will include housing units that span many sizes and layouts, which should make it easy for people to find exactly what they need.

On top of all of this, the site will include 440 underground parking spaces and 120 above-ground spaces. This is a generous number, and it makes it clear that the developers expect for the project to be a huge, popular success. Thus far, no word has been given about whether or not housing units will automatically include parking spaces. Like many developments in the city, this one may offer parking but may charge an extra fee for it.

As far as amenities go, we haven't heard anything specific just yet. However, odds are that this development will include many of the same amenities that are found in other new developments around the city. Since it's not a luxury development, however, we may not see quite as many high-end features. Still, you can expect for this development to offer a fitness center, some sort of outdoor sundeck or rooftop hangout area, walking paths, areas for residents to socialize and much more.

Similarly, we haven't been given any specifics about what housing units in this development will include. Given that this is not a luxury development, units here may not include truly gourmet kitchens or other upscale touches. Still, because they are being priced for affordability, these units should fill up quickly.

No word has been given about the types of retail establishments that will fill the ample retail space at this development. However, the developer has stated that they hope that a grocery store will be included, so that will probably be the case. It would make sense because it would come in handy for residents of the development. Chances are that there will also be bars, cafes, restaurants and a variety of locally owned and nationwide shops. It will be interesting to see which businesses move into the development once it is open. Check back here often for the latest word, as we are keeping close tabs on it.
