As of mid-September 2016, it appears that Millennium Partners has won the contract to be the builder on the upcoming Winthrop Square project in downtown Boston. However, this could change, as various aspects of the project still need to be confirmed. Given that Millennium Partners offered far more for the site than anyone else--at $151 million, their offer was more than double that of the next closest offer--it is almost certain that they will be the developer in charge through the length of the project.
If you are looking for up-to-the-second information about this development, you've come to the right place. Boston City Properties has been keeping our eye on the progress of this highly anticipated project, and we will keep you in the loop about new developments as they occur. In the meantime, here's what we know. First, a start date hasn't even been confirmed for this project yet, so a completion date is still far off on the horizon. At any rate, the developer hopes to get things underway starting in the summer of 2017. Assuming that this project takes a few years, we're looking at 2019 or even 2020 before any selling or leasing occurs.
Located at 115 Winthrop Square, this mixed-use "hybrid high-rise tower," as it's being billed, is being constructed on the former site of the Winthrop Square Garage at Devonshire Street. When it's all said and done, this project is expected to cost around $1 billion to complete. If the developer gets its way, this tower will be the third-tallest building in the city at 750 feet in height; only Hancock Place and the Prudential Tower will be taller. There's a catch, though: The proposed building lies in the flight path for Logan International, and 750 feet exceeds FAA restrictions by 50 feet. This is still being hashed out.
The high-rise tower at Winthrop Square will stand 55 stories tall. It is expected to include condos, office space and a three-story "great hall," or mezzanine, at ground level. The upper 36 floors of the building will be reserved entirely for condos, and another 14 stories will be devoted to office space. The Boston Redevelopment Authority wants the building to include an observation deck, but Millennium Partners has not included one in their plans so far. However, that doesn't mean that one won't be added at some point.
The great hall, as the ground floor mezzanine will be known, will stretch up three stories to create a cavernous, open area that will include shops, restaurants, bars, coffee shops and many other establishments. Special events are also expected to be held at the great hall throughout the year. The mezzanine will wrap around the entire ground floor of the main building, so it will be a central feature of this much-anticipated development.
The BRA approved Millennium Partners as the developer in August 2015, but check back here often for updates. So far, we have not received any information regarding the layouts and floor plans of the condos in this building. Also, no plans have been made to include apartments in the building. We also know next to nothing about the types of amenities that residents of Winthrop Square will enjoy, but you can expect there to be a fitness center, on-site parking, some sort of roof deck or terrace and many other upscale features.
