Falmouth Condos
Falmouth is a coastal town in Barnstable County located on the southwestern tip of Cape Cod, Massachusetts. It is the second largest town on the Cape after Barnstable, and has many sites and districts listed on the National Register of Historic Places. US Route 28 is the main highway serving the area and can be very congested, so many local, commuting residents use Route 151 as an alternative when accessing I-495 N to commute the 77 miles to Boston. In 2008 the Massachusetts Coastal Railroad planned to extend a commuter rail service to the town, but as of 2017, that has not taken place.

The town’s physical features are the same as numerous others on Cape Cod. Rocky shorelines, creeks, ponds, and inlets surrounded by trees. Surf Drive Beach is a short walk from Main Street and Stony Beach is always busy, so arrive early. Old Silver beach is the most popular and the parking lot is divided into one area for residents, and one for visitors. Daily entry fees or MBL stickers are required to use these beaches and other beach parking areas. The town has a lively entertainment community with an arts guild, cinemas, theaters and an opera company, so there is no need to travel to the city, everything you need is right here. Good schools, great shopping, fine dining, endless sports opportunities and a wonderful location, just a short ferry ride to Nantucket and Martha’s Vineyard.
Real estate in the town is booming. Consider a newer, 1,235 sq. ft., two bedroom, two bathroom condo, across the road from the beach with a balcony and underground parking for $530,000 or a 1,400 sq. ft., three bedroom, three bathroom townhouse with a traditional front porch in a small complex for $350,000. Smaller developments might have fewer features included in the Home Owner Association (HOA) fees. i.e. landscaping, a common areas and snow removal. Larger association’s fees might include beautiful gardens, tennis courts, a picnic area and a clubhouse with resident-only activities.
With a great choice of properties for sale or rent, this town’s population increases from springtime through fall with visiting potential buyers, investment buyers or tourists. Dormer windows, Georgian panes, decks, patios, fireplaces and front porches are the norm in many homes. Bright, well equipped kitchens with custom cabinetry, butcher block islands, granite counter tops and stainless steel appliances feature in most remodeled units. Flooring can be hardwood, laminate, wall-to-wall carpeting, ceramic tile or marble. Bathrooms have single or double vanities with storage underneath, showers, tubs and stylish, low-line commodes.
Many properties have basements and lofts with the space utilized for a home office, games room, laundry room or just for extra storage. Some developments have units equipped with gas ranges and gas fireplaces, but other complexes prefer all electric appliances. Condos usually have allocated parking spaces or garage parking as well as car parking for guests. Check with your realtor when you inquire about a property. He or she will have all the information you need to make the decision about which home is right for you.
Maybe you would prefer and older, large home with big rooms, high ceilings and crown molding that has been converted into spacious units instead of a modern townhouse, apartment or duplex. All these types of residences are available in Falmouth, some have high HOA fees, some have smaller fees and a few have none at all. Property farther away from the coastal area will be less busy in high season and closer to golf courses, but shops, banks, cafés and restaurants downtown will all be busy, so expect delays on the roads and in parking lots.
To get the best value for money, consider all aspects of a property of interest; location, condition, age, HOA fees and the facilities. A local realtor is the best person to give you guidance. They know the market very well and can email photos of units as soon as they are listed.
