Beverly Condos
Overview
Sited on the coast of the Atlantic Ocean at Beverly Harbor, this town boasts both a healthy urbanity and immaculately preserved natural features, with forests, streams, and small adjacent islands. This ideal mixture of city living and unspoiled nature has created a vibrant and active condo market, with listings rarely lasting beyond three weeks before finding a buyer. The average purchase price for a unit is $300 per square foot, with monthly association fees typically ranging between $200 and $300. Although several new developments have recently been constructed within the area, properties from the 1880s and early twentieth century have been well maintained and often are listed for sale.

Inside the Market
In this particular market, the more recently completed units tend to be part of larger complexes, while the older residences are either on their own lot or are part of a smaller multi-story building located near downtown. Some complexes arrange their units around a central courtyard, providing ample shared green space to their tenants. It is not unusual to find a pool or hot tub in this common area. In some complexes, gazebos and other outdoor facilities are also included, depending on the layout and acreage of the green space. In almost all cases, some type of landscaping is provided to the residents, whether it takes the form of trimming hedges in front of a downtown building or carefully maintaining an elaborate garden in a large private yard.
Some of the oldest units on the market can be found close to the seashore. These units usually have spectacular views of the ocean, and include a few charming period details in the form of decor. The interiors are almost always extensively renovated or refurbished; the kitchens feature stainless steel appliances, beautifully varnished wooden cabinetry, and tile flooring. In some cases, the kitchens restore the large wooden floor planks that were installed during the original construction, creating an elegant yet vintage look. Most of the older units have preserved their original compartmentalized layout, although in some cases interior walls have either been knocked down or selectively punched through to provide clearer sightlines and a sense of spaciousness. Depending on the whims of the owner, brick walls and timber beams may be left exposed after the renovation in order to showcase the rich history of the structure. In some units, elaborate stone walls, especially surrounding the fireplaces, are very common.
The city’s relative accessibility to Boston and other neighboring communities via the Newburyport/Rockport MBTA Commuter Rail line has always helped bolster property values. Many new developments have attempted to build near the station in order to provide their residents with a major public transit station within walking distance. Generally speaking, many of the older units are located within excellent proximity of the station and the amenities of the town. Restaurants, specialized shops, and local businesses can all be reached by foot for those who manage to live in a property near the train stop. It’s also worth noting that the downtown has been undergoing a series of redevelopment projects to bring in new businesses and make the most of existing properties. However, the scenic benefits of living closer to the harbor can’t be overstated. In addition to the beauty of the sea, many of the properties here have lush backyards festooned with mature trees. Essentially, there is no such thing as an undesirable property in this city.
