Known for being one of the wealthiest cities in the country, this town is also the home of Wellesley College and Babson College. For real estate investors, this environment means great opportunities for rental units.

Today, the town houses a historic district along Cottage Street and neighboring alleys. These protected buildings were first constructed in the 1860s. While the area might have many historic homes, it also has a number of new developments. A new clubhouse was built in 2008 for the Wellesley Country Club. Meanwhile, a historic inn from the 19th century was removed for a mixed-use development and condominiums. The town has a new high school that replaced the old high school building. The site of the former Linden Street strip-mall is now the location of Linden Square. This shopping mall includes a supermarket, retail shops and restaurants. This town is an excellent investment site because of its access to public transportation. Rail service through the MBTA uses 17 trains to Boston, Framingham and Worcester. Bus service is also available. Commuters also invest in the area because of the presence of Route 9, Route 135, Interstate 94 and Route 16. In addition, the town is only 18 miles away from the Boston Logan Airport.

Modern investors may also want to buy in the area because of the many green programs in the community. Since 2012, this town has been considered a Green Power Community by the Environmental Protection Agency. Currently, it is the only green community in the state. It operates programs that reduce energy consumption and focus on renewable energy.

While more investors want to buy in the neighborhood, the area only has so much room to grow. Because of the Tree Bylaw, trees in the area have to be protected during construction and replaced if they are cut down. A total of 50 percent of any property must remain an open space. With sustainability programs limiting the lot density, the price of homes in the area will only grow in the coming decade. For investors, this represents a huge potential for buying now at a lower price and profiting on the sale in the future.

While this town may be known for its affluence, beauty and sustainability, it is also the headquarters to a number of corporations. Today, Eagle Investment Systems, Benchmark Senior Living, Wellesley Dental Group, Harvard Pilgrim Health Care, Roche Bros. and Sun Life Financial U.S. operate their headquarters in the area.
