The oldest nail manufacturer in the country, the Tremont Nail Factory, was first set up in 1819 and is still there today. Historically, most of the investors in this town would have focused on the cranberry production. Even today, the main road is still called Cranberry Highway. Makepeace Company is actually headquartered in the area. The modern town is still known as one of the world's top cranberry growers. The University of Massachusetts even operates a Cranberry Research Committee in the town.

Investors can also enjoy buying real estate and businesses that have easy access to the rest of the state. Interstate 194 and Interstate 495 both end on the western side of the town. Meanwhile, Route 6, Route 28 and Route 25 all traverse the area. While there is no commuter rail service, the town does have a seasonal CapeFLYER option at the Wareham Village station. With commuter service under consideration for the town, now is a good time to invest. Once the commuter rail is approved, property values will most likely increase.

Investors in the area can find a diverse housing stock. Like many parts of New England, the area offers Victorian mansions and Colonial-style homes. The largest retail centers in the town are located around Route 28 and Route 6. One of the largest and most recent projects, Wareham Crossing, just opened in that area in 2007. Spanning 675,000 square feet, this complex has a village-like feel and outdoor shopping. It is anchored by retailers like Lowe's, TJ Maxx, Target and JCPenney.

Retail buyers can check out options like 2424 Cranberry Highway. This building is currently on the market for a listing price of $990,000. Previously used as B.B.'s Bar & Grill, the building sits on 1.03 acres. It can be used as a restaurant or modified into a retail shop. Built in 1948, the space includes 4,700 square feet of area. It is located on Cranberry Highway and a short distance away from Interstate 495.

Another retail property for sale is located at 3013 Cranberry Highway. It has a listing price of $1,395,000. In the past 50 years, this successful location has only hosted two restaurants. A liquor license is available for prospective renters. Permitted for 206 seats, this property has three dining areas and a large bar. In addition, it includes two sets of bathrooms for the customers. Totally renovated in just 2002, the restaurant includes 67 parking spaces. It is placed just a short distance away from Route 6 and Route 28. In addition, the property is adjacent to all the retail shops and restaurants in Cranberry Plaza.

Real Estate News

With business booming in the area, a number of commercial developments have been built in recent years. A Walmart just opened in the last few years, and other commercial enterprises are planned. A new project is underway known as the Wareham Marketplace. The plan for the building is to create a 46,00-square-foot space for commercial shops. The property will be anchored by the discount supermarket, Aldi. The 8.5-acre lot is placed at the intersection of Cranberry Highway, Tow Road and Tobey Road. Right now, there are two buildings on the property, but these will be torn down to make room for Wareham Marketplace. Other than the supermarket, the space will include 27,800 square feet for other restaurants and shops. In total, the complex will have 318 parking spaces.

Other recent developments in the area include the OCB Wareham Eye Center, TownPlace Suites by Marriott, Five Guys Burger and Fries, Ninety-Nine Restaurant and Saga Fusion. In addition, the new Walmart just opened up in 2015. Wareham Marketplace just started construction in 2017, so it may be a little bit longer until it is actually ready for tenants.
