New South Medford Developments and Top Real Estate Properties
Medford is most well-known as the location for Tufts University Jumbos, but of course, this town has many other reasons why it is popular. It is just northwest of Boston, and it prides itself as the place where Jingle Bells, the world-famous Christmas song, was born. Although other places like Savannah, Georgia would dispute that, Medford and its neighborhoods including South Medford have become an area for young professionals. These people would often commute to Boston to work, and they choose to live in the quiet neighborhood.
South Medford has a well-documented history, and the whole town was officially recognized back in 1630. Although the area may not be as popular as the other towns in and near the city of Boston, you will pay the same when it comes to the average of the home prices. In fact, the median home value in this town is $438,500, and Boston proper has $468,000. Nevertheless, the costs of homes in Medford have been rising steadily with a 6.9 increase in 2017 compared to 2016.
Medford was even named as one of the best locations for first-time homebuyers, especially during the year 2013 because the median home price back then was only around $355,000. Although the prices have increased over the years, the town is still considered a good place for buying your first home, mainly because the tax rates here are much lower in comparison to the other parts of Massachusetts.

For many years though, the town did not have any commercial center, and there were no amenities, shops, and restaurants to be found. However, as the revitalization of the Station Landing and the Assembly Row commenced, the area now has several things to offer for both empty nesters and first-time buyers.
New Developments to Expect in the Area
Quite recently, there have been some mixed-use developments all around the city of Boston. As mentioned, commercial centers were not commonplace in Medford, but now it seems like it is the area’s turn to enjoy these constructions.
The city has just approved some projects, including the demolition of two buildings that exist in the area: one is the Eastern Bank, and the other is the Shaw’s grocery store. These two buildings were at 61 Locust Street, which is now the site for a new mixed-use complex.
This new development is just along the Beautiful Mystic River and is conveniently located between Wellington Station and Medford Square. The plan for this project includes that it will have three buildings.
The Medford’s Zoning Board of Appeals decided that the new development will comprise of 3,000 square feet of space, which will be allocated for the new Eastern Bank. It will also have 12,000 square feet of space on the building’s ground floor as well in which the same area will be usable for various amenities. Finally, there will be 4,000 square feet of flex space on the ground floor, too.
The development will also have some apartment units, totaling to 400 vacancies, ranging from studios to three-bedrooms. The residents and the other users of the buildings will also have 781 parking spaces. Based on the proposal for the project, the buildings in this development will range from four to six stories high. Most of the residential units will also have their balconies.
Also according to the proposal, about 10% of the units will be considered affordable, which will be helpful for middle and moderate-income households.
Meanwhile, quite recently, demolition was also performed just close to the idle bus shelter right on the Riverside Avenue. It started in August of 2017 to make way for the first stage of redeveloping the Riverside Plaza situated in Medford Square.
The Mayor of the city headed the groundbreaking process, which was held on August as well where the Medford City Council, along with staff members from the Office of Community Development and a State Representative joined the ceremony. Other people in the event were also present, including a School Committee member, an officer from the Executive Office of Energy and Environmental Affairs of the state, and the Medford Chamber of Commerce.
It is expected that this year in spring, this part of the city will transform into a public space and park where many people can gather. There will be an elevated stage where performers can hold their gigs, along with green space and comfortable seating arrangements for the public.
The contractor of the project explained that the open space in the area would be the city’s version of a social spot. The goal here is to provide a place for arts and performances while offering a unique method for residents so that they can connect with one another. Additionally, the residents will also enjoy the convenience of the location since it is linked to the pathways right along the Mystic River. People can see the majestic body of water as they spend time on the historic square.
The park will also have other anticipated features, which will include signage that will provide directions to the visitors so that they will know where the walking and biking areas will be situated. There will also be information that aims to educate the people regarding the features of the city, both culturally and historically.
Initially, the proposal of the project had two pieces of exercise equipment, which would be in the outdoor area. There were supposed to be a bollard and chain construction, along with a drinking fountain. However, these traits were immediately scrapped because the project did not have enough budget to offer those aspects.
After the groundbreaking, the bus shelter was expected to be taken down in two to three weeks completely. The team of developers was set to move on to the next phase, which was to construct the buildings. They continued their work as the weather permitted them, particularly during the harsh months of fall and winter.
This whole project is supervised by the Office of Community Development, along with the Office of Engineering. According to the plan, it should be finished early this year or by April of 2018. The estimated cost of the project is $500,000, but overall it exceeded this amount. It will now be around $750,000, and the partial funds come from the grant from the Federal Land and Water Conservation Fund.
Also recently is the redevelopment of the Meadow Glen Mall, which saw a transformation as it has turned into a shopping destination. It now features many of the nation’s successful and popular brands. One of them is Dick’s Sporting Goods, which celebrated its grand opening in September 2017. The sports and fitness retailer has joined Kohl’s and Marshalls, which were both open even during the center was being renovated.
The new Meadow Glen will also have Petco and Wegmans Food Markets, which will be the first-ever location of the grocer in Massachusetts that comes with The Burger Bar. The reimagined destination for shopping is conveniently set on 3850 Mystic Valley Parkway in the city. Meadow Glen is also easily accessible either by public transportation or car.
The reinvention aims to provide a one-stop shop for the customers, so they do not have to go from one location to another to purchase the goods they need from the favorite brands in the country. Aside from the new stores, there are also improvements in the center, including the renovation of the parking spaces, where there is now new landscaping and site lighting. The parking area also has updated signage on its exteriors. Additionally, the center also now includes storefront facades all throughout the building.
Meadow Glen has a total of 300,000 square feet of shopping space and is highly visible on the Route 16, which is just east of Interstate 93 and Mystic River.

The city has some properties with some of them on the market while others have found their owners. One of the notable luxury homes in the area is currently up for sale for $1,099,000. The price will give seven bedrooms to the new owner, along with two full baths. The total measurement of the lot is 3,520 square feet, which is located at 14 Renfrew Street.
This particular home is just a few steps away from the famed Tufts University. Choosing to live in this property will provide you with views of athletic fields and the campus. Although it is nearby the university, there is nothing to worry about the noise because it is on the quietest side of the street in South Medford.
It is a multi-family property where two family units are available and have undergone thorough updates over the last few years with their open and multipurpose floor plans. Both spaces also come with new bathrooms and kitchens, which have been tastefully renewed with cabinetry, stainless appliances, hardwood floors, and countertops.
As for the bathrooms, there are also coordinated tiled baths, which have been placed to complement both units beautifully. One of the spaces already found its owner but the other one is still vacant, and it comes with two full floors of living space. You can have four to five bedrooms on both levels. The cost for each square foot is $386, which is around the average in the neighborhood.
The property has four levels and is a two-family home as well and is also just a few minutes from Tufts University. The first floor of the complex features a massive living room, coupled with a dining room, in which both are in Philly style presentation. These two spaces have hardwood floors and a bedroom on the first floor as well. There is one renovated full bathroom in the area, along with a sunroom that is rear-heated. The property comes with a porch or patio and only has one level. It is entirely insulated and uses asphalt or fiberglass shingles for the roof and clapboard for the exterior of the building.
The unit is quite spacious as it offers a total of six rooms. It has some amenities, including cable TV, hardwood kitchen flooring, countertops, kitchen island, recessed lighting, gas stove, stainless steel appliances, and an open floor plan.
