Although historic properties still define the neighborhood, the South End has evolved quite a bit in the 21st century. South End Condo Prices
Dollar for dollar, the South End ranks near the top of all Boston markets based on total sales. Today, the median listing price and sale price per square foot is approximately $780. Because condos here are relatively large, median sales are higher than the Back Bay or Beacon Hill even through these areas tend to be more costly on a square foot basis.
A considerable number of loft conversions and contemporary condo buildings have shifted the housing mix and increased median prices significantly. One-quarter of all condo listings are valued at more than $1 million. Only 10 percent of properties are listed for less than $500,000, and these are mostly studios and one-bedrooms. One- and two-bedroom units represent the lion's share of the housing market in the South End. Most are priced in the upper $500,000s and $600,000s.
Luxury Condominium Buildings
Despite the significant number of Victorian townhomes, only 30 percent of condos are located in private buildings. The remaining properties are in professionally managed buildings that have a large number of units. Buyers who are interested in luxury condos and lofts will find appealing options at Atelier 505, The Penmark, Wilkes Passage Lofts and Sepia at Ink Block. Most of these are full-service buildings with private parking, communal lounges, workout areas and 24-hour concierges.
