Condo Buildings
Although more and more luxury developments are springing up in South Boston, two-thirds of condos are still in triple-deckers and townhomes that have small associations comprised of fellow owners. Two-bedrooms are the most common housing option in the neighborhood followed by one-bedrooms and three-bedrooms. These smaller units are ideal for young professionals, couples and single householders who have been the largest group of buyers for the past 10 years.
Condo Costs by Size
Throughout 2014, median listing prices for condos in South Boston remained in the $500,000s. Median sale prices are consistently in the upper $400,000s. Based on the size of condos, the average listing price is $545 per square foot, and buyers pay about $500 per square foot on average.
The most affordable options are one-bedroom units with approximately 400 to 500 square feet of living space. These properties are available for $300,000 or less. One-bedrooms with more space and more amenities can go as high as $400,000.
In the mid-market category, buyers will find two-bedrooms listed anywhere from $400,000 to $600,000 or more. Prices are generally higher for units with two bathrooms, high-end finishes and at least 1,000 square feet of floor space.
At the top of the market, South Boston has an increasing number of properties that are listed near or above the $1 million mark. Even at these prices, two-bedrooms are the most prevalent. Because larger three-bedroom units are hard to find, they command premium prices.
South Boston Neighborhoods
South Boston has several distinct areas where you'll find condos. If you're looking for affordable housing, most options priced under $400,000 are located in the residential neighborhoods and numbered streets south of Broadway and around Castle Island and Pleasure Bay.
If you're looking for a contemporary condo or loft, most of these properties are located in Fort Point and the Seaport District, also known as the South Boston Waterfront. New luxury buildings are also being developed in the letter neighborhoods around the D Street corridor. If this is the market you'd like to enter, Seaport Crossing and the Macallen Building are two loft-style buildings that may fit your requirements. There are also a small number of luxury condos in historic homes that have been renovated from top to bottom.
