In terms of green space and recreation, the area is home to Farm Pond and part of the Mass Audubon’s Broadmoor Wildlife Sanctuary, which is home to over 150 species of birds. The 624 acre sanctuary has nine miles of trails as well as a dedicated nature center with classrooms, a boardwalk, and a variety of programs for the public including night walks and field trips. The area is also available for party rentals, making it a multi-purpose space. The Charles River forms the town’s southeastern boundary.
The region is accessible by car by a few major thoroughfares, including Route 27, Route 16, and Route 115. There is no MBTA Commuter Rail line station in town, although the closest stops are in neighboring Natick and Framingham.

Office Space Market
The area’s long history and relatively low density have created a market for boutique office spaces in charming, often richly ornamented structures. The property at 18 North Main Street was built in 1853, and features the tasteful ornamentation and period details of an elegant Victorian home. Tall rectangular windows with arches at their top look out from a front room just off the antique front wooden porch. A gravel walkway leads to the entryway on the first floor; numerous meticulously arranged plants within the walkway create a beautiful menagerie of foliage. Smaller rectangular windows adorn the second floor, creating individual office suites ranging in size from 430 to 860 square feet. Located in the center of town with access off Route 27, this elegantly refurbished historic property has 3,000 square feet of total leasable space. A two room office suite with a seperate entrance recently was available for lease. The estimated rent for this property is $2.79 to $2.91 a square foot per month.
The property at 20 North Main Street has a far more recent vintage, but similar amenities. Built in 1984, this structure is styled as a small office complex, with an onsite parking lot and a prime downtown location, close to the town’s restaurants and shops. The building has two primary stories with several different entrances and a landscaped courtyard. With 11,400 square feet, the suites in this building range from 195 square feet to 1,492 square feet, depending on the needs of each tenant. Many of the tenants in this building are tenants-at-will. Located 3.2 miles from the MBTA Commuter Rail line in Natick, this property is both accessible yet located in a close-knit, small-town atmosphere. The estimated rent for this property is $2.08 to $3.08 per square foot per month.
Retail Space Market
The tight-knit aspect of the community means that many of the retail spaces in this area are located in beautiful buildings close to the heart of downtown. Investors will note there is a tremendous opportunity to develop larger mixed-use properties in the region.
The property at 11 South Main Street is located on a site with a slight slope, which the building cleverly uses to its advantage. The upper story is located on top of the slope, which has been turned into a wrap-around driveway/parking lot. The structure has two stories and several balconies with enclosures that enable enjoyment of the outdoors year round. The tenant spaces use an open rectangular floor plan that makes the space customizable for tenant needs. Located off a highly trafficked street in the center of downtown, the structure has a stately, professional appearance, with a columned portico on the top level providing visitors from the parking lot with shelter. A landscaped hillside, with clipped hedges, completes the exterior amenities. Built in 1965, this property has 5,200 square feet of leasable area and offers different suite sizes. Most recently, a 1,100 square foot suite on the first floor was available for rent. The estimated rent for this property has not been disclosed.
Commercial Development News
In January of 2018, Sherborn announced that it had once again been selected to be a part of the Massachusetts Department of Energy Resources’ Green Communities Program. The 210 cities in this program pledge to reduce their overall energy consumption by 20 percent within five years. The city will receive grant money from the Green Communities Program that it may use to upgrade existing energy systems, such as purchasing new heating systems and thermostats, or create new infrastructure for energy-efficient technology, such as public electric car stations.
Sherborn, which has been a member of the program since 2011, has so far applied $200,000 to replace the furnace at the town’s police station, assess the energy usage at Pine Hill Elementary School, and replace older lighting fixtures at municipal buildings with brand new efficient fixtures. The town must apply each year for future energy grants.
